The Room: 1No available Double Room (2 Double Room Flat - other room already let to Katie), fully furnished with expensive fittings and finishes.
The Lounge: Fully furnished with all kitchen utensils, 65" Smart TV with Sonos, comfy couch, Hive remote controlled heating system, etc....
Everything in the flat to move straight in (don't need to purchase anything.... Linen even included).
Pubs: Prospect of Whitby 4 mins walk (best river pub!) and Captain Kidd 12 mins walk (also another fantastic river pub).
£1,200 pcm per room and all bills fully included (i. e. gas, water, elec, council tax, sky broadband, service charge). Also includes a top up cleaner twice per month (but expectation is that you will keep the flat clean too). NB: Only bill not included is TV licence. Bills equate to £200 per room per month (so exc bills for reference this is £1,000).
The reason for including bills, is to limit the paperwork for me as Landlord (so fixed payment per month of £1,200).. Fair use policy will apply to the Gas/Electricity although to date, this has never been an issue.
1 Year Lease within minimum 6 months, after which, 1 month Notice to break. Available from 22 December, but will accommodate from early January as Xmas difficult with family time, etc.

Bit about Katie (current house house mate).
I’m Katie, 35, originally from Australia, and have been living in London for 8 years. I’m into CrossFit, music festivals, pub quizzes, and exploring new restaurants. While I’m not a big drinker, I enjoy the occasional night out or dinner with friends. I’m very clean, tidy, and quiet. I’m not someone who parties at home, but I do enjoy hosting small dinners with 1 or 2 friends once every couple of months.
I’m ideally looking for a female housemate around the same age who works in the office at least 3 days a week and is up for hanging out occasionally but also enjoys having her own social circle. The flat doesn’t have a dedicated work-from-home space, so we usually work from our rooms when needed. I’m looking for someone who values a peaceful, quiet environment and who’s mindful of keeping the home clean and comfortable for everyone. Ideally, I’d prefer someone who doesn’t regularly have guests or a partner over constantly.
