I am looking for someone to take over my part of the share for a bright and airy mansion flat on Delaware Road, sharing with one professional guy.

About the room:

Large double bedroom with high ceilings and lots of built in storage. Can be furnished or unfurnished.

About the flat:

There is a living/dining room with plenty of storage for books/DVDs and a decent size kitchen with a dishwasher, washing machine/dryer and gas hob. Both facing Paddington Sports club, so nice and quiet as well.

Closest tube stations are Warwick Avenue and Maida Vale (7 min walk, zone 2) and Paddington Station is a 10-15 minute walk. Street parking is available with a permit from Westminster Council for £145 per year and there always seem to be spaces.

About the area:

Delaware Road is in between Little Venice and Maida Vale, with the canal less than 5 minutes away and Paddington recreation ground also very close by. Great for running or playing tennis and they just added a new gym too! There are a few cute little shops and restaurants and even an italian deli.

About the other flatmate:

Easy going, 35 year old guy who works in Finance in the city. Usually works long hours and enjoys music, Netflix and catching up with friends.

About you:

Someone who would like a nice flat to call home, and who is clean and tidy. Sorry, professionals only and no couples.

Finances:

Rent is £975 each, bills are around £110 each for council tax, water, electricity, gas and internet. The rent is paid directly to the landlord and everything else is split. The deposit is 5 weeks’ rent and it goes into a protected deposit scheme.

There will be a one off fee of £50 for having the contract amended and you will need to pass referencing. The reference company will ask for an employment reference and previous landlords etc.
