The flat:

I'm looking for two new flatmates to join me in this excellent Little Venice flat. I’ve lived here for four years and love the spot. It’s a 15-minute bike into Soho, Hyde Park, or Hampstead Heath. Perfectly situated between Paddington (Liz Line/Bakerloo), Warwick Avenue, and Edgware Road, right on the beautiful St Mary’s Terrace by the canal.

The rooms:

Sun room (£975): A beautiful, bright double room at the front of the house that gets amazing morning sun.

Cozy middle room (£825): A slightly smaller double room in the middle of the flat, with its own private en suite. Quiet and perfect for someone looking for a bargain in W2.

The details:

Total Rent: £2,700 (split as above).

Deposit: 5 weeks' rent (approx £950–£1,125 depending on the room).

Availability: From June 1st (I’m away in May, so looking to finalise everything for a June start).

Contract: We will be on a joint tenancy. I’m currently negotiating a monthly rolling option for flexibility, but expect a standard professional setup.

About me: I'm a freelance reporter, have lived in London for years and love Little Venice. I work hard, and spend plenty of my spare time on Hampstead Heath!
