After two happy years here, I need to move out, so we’re looking for someone to take over my spot on the tenancy and join our lovely 3-bed flat.
It’s all through a proper tenancy agreement with a responsive agency.
The Room:
• 7m² double with a built-in wardrobe and space for a desk.
• Stunning view over the communal garden with plenty of natural light.
• Double-glazed windows.
• Comes with a bed (with storage underneath) and a clean, firm mattress. (Desk/chair/red shelves will be taken.)
The Flat:
• Spacious, fully furnished living room with plants, books, and space for more.
• Kitchen with brand-new fridge/freezer, oven, stove, dishwasher, plus washing machine with dryer mode.
• Separate WC and bathroom.
• Fantastic location: 5 min to Waterloo, 3 min to Lambeth North, 1 min to Lower Marsh (our favourite pedestrian street in Zone 1).
◇ Rent: £780/month
◇ Bills: £110–£140/month each (Council Tax ~£50, Gas/Electric £30–£60, Wi-Fi £10, Water £20).
Your Flatmates:

♡ Kat (27) gallery educator & tour guide
Both are full-time professionals, open-minded, tidy, and enjoy a relaxed, friendly home.
Important to Know:
• The reason the rent is so cheap for Zone 1 is that the flat is currently on the market for sale. But there’s no need to stress! The tenancy is running until July 2026, and our agency is responsive, professional, and easy to deal with.
• IF, at some point, an offer is made and the sale is approaching completion (which usually itself takes 3 months), then the landlords will give all tenants 2 months’ notice to leave.
• Until then, you get to enjoy a fantastic home in an unbeatable location at a price that’s ultra rare for the condition and location of the flat.
Who We’re Looking For:
• A considerate, easy-going flatmate who’s happy to share cleaning and keep the home cosy.
• Ideally female professional aged 25–35.
• PhD students may be considered, but only if in receipt of a stipend (agency requirement).
Next Steps:
• Send us a message with a little about yourself (and a profile photo, please), your ideal move-in date (between Oct 11–19).
• In-person (only) viewings will be held next week (after 5pm on weekdays and earlier on the weekend)
• Kat and Mairy will let you know the outcome of their decision by Sunday 28 Oct.
• Our agent will need the following by Monday 29 Sept:
a. Passport copy
b. Recent bank statement (with name & address)
c. Employer reference on headed paper (or University's confirmation of PhD status and stipend)
d. Previous landlord reference (sent directly to the agency)
e. Next of kin details
Move-In Date:
• Ideally Sunday 12th October, but flexible up to the 19th.
