Large double room + office in lovely home w garden

I have a large double bedroom + office available to rent for £1,200 a month + bills in West Dulwich (5 mins to West Dulwich station, 7 mins to Tulse Hill station). It's a lovely 3 bed house (2 beds + office), fully furnished with a lovely patio garden. You'd be living with me and my very friendly dog, Roo.

About the house:
Downstairs there is a porch entrance (great to leave jackets/shoes), downstairs loo, under stairs area (another great place for shoes/jackets), office, kitchen/dining/living. Upstairs are three huge cupboards, two of them walk-in. One I use as a laundry type storage room, the other as a walk-in wardrobe and the 3rd as luggage storage (all shared - point of all this is there is a tonne of storage so no issues there. There is also a huge attic)! Also upstairs is the bathroom & the two bedrooms.

Your bedroom comes with a bed base, bedside table and built in wardrobe (or these can be removed). So you would need to procure your own mattress and any other furniture you'd like.

The office is a nice size and comes with a desk.

About me: I'm 31, half aus, half english, work in commercial real estate, love being outside, play tennis, run, love a few glasses of wine, whiskey sour, pints at a pub, occasional rascal late night and all the normal stuff (I think it's normal)...! I am very keen to live with someone who is friendly, kind and clean.

Transport:
5 min walk to West Dulwich station which goes to Victoria in 13 minutes or 8 min walk to Tulse Hill which does to London Bridge in 20 mins.

I am looking for a couple or female to live with that I hope can start as flatmates and finish as friends :)

Definitely not a party house but dinner parties and drinks are a yes (outside in the garden in summer especially)!

Room available from 3rd June. Bills come to approx £150 a month (council tax band D £140 per month, gas, water, elec, wifi).
