Description
We have a Monday-to-Friday double room immediately available in Inner London SE21. The Dulwiches are a uniquely wonderful area and, being only three miles from the Thames at Vauxhall, we are well-sited for transport links into and out from London, even if you commute north of the capital (see below); perfect also for local parks, shops, gyms, pubs, clubs, cafes and eateries. And golf, tennis, lido swimming, velodrome and BMX cycling. That’s before you reach the pools and sports centres at Crystal Palace or Brixton (which has the Ritzy Cinema and Hootananny music venue – more below – and so much more).
The rent includes wi-fi, council tax and all other amenity bills. We foresee no other costs.
Our 'No Smoker' preference is only for indoors and we have nothing against smokers: you're welcome to smoke in the garden.
LOCATION.
Rosendale Road accommodates the Brockwell Park to Gipsy Hill Healthy Route cycle lane into and through Brockwell Park towards Brixton. Our broad and leafy road is quiet with two short-walk-away parades of small shops, cafes and pubs. A stroll further are West Dulwich centre, even-leafier Dulwich Village with its world-famous Picture Gallery, funky East Dulwich and Peckham and Herne Hill and Brixton. Brockwell, Belair and Dulwich parks are nearby, with ancient Dulwich Wood and Sydenham Hill Wood a little way beyond.
THE HOUSE.
Our mid-terrace three-storey house has four double bedrooms. It is newly decorated, the ground floor having old pine boards underfoot. New carpet is fitted throughout the first floor and staircase up to the converted loft. The front of the house looks over a treescape and well-kept but rarely used playing fields.
The first-floor bedroom to let is at the back of the house looking west over a sylvan hill of allotments and some lovely sunsets. The room has a double bed, chest of drawers, fitted wardrobe, table and chair and mirror. In the pictures here the room is shown without the table and chair – but with a toy pram, which can be wheeled away! Next door to the bedroom is the fully tiled bathroom (shower/bath/loo), which we live-in landlords may very rarely use.
As live-in landlords, both our bedroom and bathroom are in the loft. Currently there are no other housemates, this being our first letting of a room. In due course we might let one or two other first-floor bedrooms in which case the first-floor bathroom and downstairs loo would be shared with other Lodgers.
The large kitchen is shared for keeping food (including a shared fridge-freezer), cooking with gas hob and fan oven, washing up (there is also a dishwasher), and use of washing machine. There is a ground-floor toilet. A bicycle can be kept in the wide entrance hall. We have off-street parking and do not own a car. You may wish to spend time in the large back garden with the foxes, squirrels and several kinds of bird.
ABOUT ROBIN & SOPHIA.
We are married live-in landlords in our early 60s and have three twentysomething daughters who live nearby. One daughter has a pet dog that very rarely visits us. For nearly 20 years we have been entrepreneur owners of Hootananny Brixton music venue and pub (still working there and from home), formerly both journalists and in Sophia’s case a third-sector entrepreneur. Too often we crash in front of the TV at night after spag and a glass of the good stuff. Friendly though we are, we are also super busy with irregular hours and would not expect you to eat with us. Robin tries to hit two hours of Pilates a week while Sophia seems not to need any fitness regime at all.
TRAINS & CONNECTIONS TO UNDERGROUND, OVERGROUND AND OVERLAND.
Between 8- and 16-minutes’ walk are three train stations: Zone 3 West Dulwich (WDU) and Tulse Hill (TUH); Zone 2 Herne Hill (HNH).
• Trains to VICTORIA take 10 mins from HNH, 13 mins from WDU (alight en route for Victoria line): front door to Victoria 21 mins. (Trains the other way towards Sevenoaks.)
• Trains to BLACKFRIARS take 12 mins from HNH, 16 mins from TUH (alight en route for Northern, Bakerloo, Circle and District lines, trains going on towards Luton or Stevenage through ST PANCRAS INTERNATIONAL for Eurostar, and through OTHER LONDON STATIONS with many more Underground and Overground and overland connections): front door to Blackfriars 27 mins.
• Trains to LONDON BRIDGE take 18 mins from TUH (alight en route for Jubilee, Northern and Windrush lines and overland connections): front door to London Bridge 29 mins. (Trains the other way towards Brighton, Dorking, East Grinstead, Guildford, Reigate, Tonbridge and Uckfield.)
BUSES.
Nearby on adjacent roads are stops for several bus routes, including the number 3 service (also the N3 night bus) between Crystal Palace and Victoria Bus Station through such neighbourhoods as Herne Hill, Brixton, Kennington, Westminster.
