Located on the ground floor
Good privacy as there are no other bedrooms on this floor

There is also a single bedroom on the first floor, which is already occupied.

🏠 About the house

The house is spacious, quiet and in a residential area.

I am the live-in landlord, but I am away for most of the year and normally stay at the property for only around 1–2 months in total each year. I will live in the single room on the first floor with shared bathroom. So the house is 4b2b in total, but usually will be 3b2b most of the time. Therefore, tenants have plenty of their own space for most of the year.

The house has a shared kitchen and communal areas. The fridge, washing machine, oven, mattresses and a number of other household items are relatively new.

I am looking for tenants who will treat the property as their home and help keep the shared areas clean and tidy.

Northfields Underground Station (Piccadilly Line) – around 15 minutes' walk

Lidl – approx. 5 minutes
Waitrose – approx. 10 minutes
Local park – approx. 6 minutes

There are also plenty of cafés, restaurants, independent shops and a weekend market nearby.

The Elizabeth Line from West Ealing provides convenient connections to Central London and direct services towards Stratford.

📋 Tenancy

I am ideally looking for tenants who can stay for at least 9 months.

As I am a live-in landlord, the accommodation will be offered under a lodger agreement.

Rent is paid monthly. A guarantor or evidence of stable income is preferred. Other arrangements may be considered depending on individual circumstances.

No unauthorised subletting or transfer of the room.
