I am selling Student Accommodation Contract (iQ Haywood House) from 14 June to August 24

I am selling my student accommodation contract for iQ Haywood House from 14 June to August 24.

Note that this is not subletting but contract transfer. Thus, you will need to pay for full price to the student accommodation and I will transfer the difference from my offer and the full price to you.

In total, I offer you £2500 and I cannot discount more as the initial price is £354 a week and the contract is more than £3,540. This £2500 includes everything.

I will cover the contract transfer fee, so the price above is the net price.

Special Offer: If you contact me by June 8, I will include a fan and some kitchen equipment (pot, pan, spatula, some dishes). You can take them with you at the end of the contract or leave them behind.

No noise issues from parties or flatmates.

Reason for Selling:
I have an internship and an exchange program abroad.

Room Size: 12.5 sqm, en-suite bathroom, shared kitchen with cleaning.
• Kitchen Storage: Clear division of storage and fridge space.

• Transport: 2-3 minutes walk to West Hampstead Underground (Jubilee line), Overground, and bus stops.
• Nearby Amenities:
• 5-10 minutes walk to Finchley Road with a large Sainsbury's.
• 5-10 minutes walk to restaurants, grocery stores, and M&S Food.
• 10-15 minutes walk to a pharmacy.
The flat has 8 rooms and is generally quiet with minimal parties. In the 9-10 months I've been here, there have only been 3-4 parties, all with prior permission via our WhatsApp group. In case of noise, you can inform the flatmates, and they will lower the volume.
For those who want to party or hang out, you can join other flats or host your own parties. The room is next to the kitchen, so noise won't disturb anyone (and there are no smells or mice).
