Looking for a new tenants to take over a room in this 3 bed 2 bath flat in West Hampstead. You must be a student during the academic year 2024-25, i. e. have council tax exemption, as we do not expect to pay council tax as students.

The flat is on the 4th floor (with lift), situated in a green and safe area a short walk away from West Hampstead (Jubilee) and Kilburn Park (Bakerloo) stations. The building had been recently refurbished and is kept in very good order. Shopping is very convenient with Kilburn High Road being just a minute’s walk away. Travel to UCL and the Marylebone area of central London is around 20-30 minutes by tube. You will be sharing the flat with me (3rd year undergraduate) and another 4th year undergraduate student. I am very quiet around the flat and keep the place tidy, and would prefer the same from any potential flatmates.

- Agent: Coopers of London.

- Contract duration: August 4th 2024-August 3rd 2025. It is possible to move in any time from late June onwards, by subletting from the current tenant who will have left by then.

- Furnished kitchen, rest of flat unfurnished, but current tenant is open to selling all their furniture for a negotiable price, ~£250. 2-in-1 washer dryer.

- Rent is to be paid in two 6-month instalments. The first instalment is due before August 4th, second 6 months instalment is to be made 4 months into the tenancy, due before December 4th. As this is a joint contract for the whole flat, the landlord requires each instalment to be paid as a lump sum; for the past year, my flatmates have transferred their share of the rent to me, and I have then transferred the whole amount to the landlord.

- The agent will perform a standard referencing process by contacting referees such as previous landlords, and perform soft credit and identity checks. These must be satisfactory.

- Right-to-rent check will require: Proof of personal identity i. e. passport copy, evidence of current address (i. e. utility account not more than three months old), and university acceptance letter/proof of studentship. Non British/Irish passport holders will also need to give the agent their right-to-rent visa share codes.

- Central heating and hot water are included in the rent, and the room is very warm during the winter when heating is turned on. The rent is split accurately from the floor area, and is non negotiable.

- Security Deposit: £923.33, to be transferred to the outgoing tenant. This transfer must be verified with the agent before signing the contract.

- Contract amendment fee of £50 is payable to the agent.

- Energy and water are currently £32 per person per month. May change next year.
