I’m looking for a new flatmate for a first-floor flat in Embassy House, West Hampstead, conveniently located near public transport, supermarkets, and restaurants. The flat is 70.6 square meters with a spacious living room, perfect for hosting friends or playing board games. Your private, unfurnished room is 9 square meters, and you’ll have access to a fully equipped kitchen. I’m a Dutch software engineer who enjoys playing music, climbing, board games, and cooking, and I’m hoping to find someone who might share some similar interests. Rent is £1,000 per month, plus bills, with an income requirement of £40k per year.

The apartment is situated on the first floor of Embassy House, where a charming apple tree outside the living room window often attracts playful foxes and curious squirrels, adding a touch of nature to your daily view. Just a 4-minute stroll away is West Hampstead station, offering excellent transport links via the Jubilee line, Overground, and Thameslink services—perfect for easy access around London and to the airports. The flat offers a spacious 70.6 square meters of living space, perfect for a comfortable and social lifestyle. The living room is generously sized at 6.71 x 6.05 meters, furnished with two cozy couches, a small table for casual gatherings, and a larger table with seating for four—ideal for board games or dinner parties.
The kitchen is fully equipped with a fridge, freezer, and washer/dryer combo, providing everything you need to whip up meals with ease.
I’ve also transformed part of the living room into a music studio, where I occasionally enjoy creating music with friends.

About me.
I’m a Dutch software engineer with a passion for music, particularly guitar and piano. In my free time, I enjoy climbing, playing board games, and video games, and I occasionally like to cook a good meal. My current flatmate and I often hang out by playing games, climbing, making music, or sharing meals, but we also enjoy our own independent social lives. I’m looking for someone who shares similar interests but is also comfortable with having their own space.

About the rental agreement
The rent is split between the two of us, with your share being £1,000 out of the total £2,185 (subject to renegotiation in May). Bills are additional, typically ranging from £150 to £200 per month, covering fast internet, water, gas, electricity, and council tax. We would both be on the rental contract, with a £50 fee to add you to it. You’ll need to meet an income requirement of at least £40,000 per year and pass a background check conducted by the rental agency.
