The costs
Rent £820 pcm, bills around £115 pcm on top (covering gas, electric, water, council tax [band E] and broadband). Deposit £582. It'd be an assured tenancy under the new renters rights system. We are looking for someone to commit to 9 months minimum, preferably longer.

The room
Sunny room with a double bed, with plenty of space for a desk. The window looks west across the Fortune Green park so there’s no risk of accidental eye contact with neighbours whilst changing with the curtains open. Everything in the photos is included with the room (bed, wardrobe, chest of drawers, and shelving unit). You'd share the bathroom just with Niamh.

The flat
The whole third floor is an open-plan living room with a roof light and great views in two directions - you can see as far as the Wembley Arch and The Shard all from the living room. There's a well-equipped kitchen (happy to share our kit), and a balcony that catches the sunset every night, complete with a recliner for maximum relaxation. We all work from home some days, so there's a hot-desking setup in the living/dining room - chilled coworking vibe during office hours, relaxation and social space evenings and weekends.

The area
Loads of parks within walking distance - Hampstead Heath is only about 30 minutes on foot. Plus a lovely high street full of restaurants and charity shops. There’s a Tesco express a few doors up the road. The Mildmay Overground, Jubilee line and Thameslink are all 15 minutes away, with a bus stop right outside. Easy reach of most of London.

Us
Niamh (29, she/her) is from near Leicester and a software developer - but is still cool and artsy, promise. She likes to climb, run, read, and categorise things.
Kate (32, she/they) is from SE London, likes playing football, pantry-cooking and hanging out with plants. She’s retraining as a building surveyor at the moment, for now she's a part-time football coach, part-time artist.
Fruzsi (32, she/they) is from Hungary, and previously worked as a freelance carpenter. Due to chronic illness she is now Out Of Work but Into Crafts! – especially textiles and printmaking. Kate and Fruzsi are married and mothers to Krumpli.
Krumpli (4, he/him), is a cheeky dachshund-mix from Hungary, and likes naps, playtimes and meeting new people. He’s also a keen wrestler and cardboard-box aficionado.

We love to join forces for a camp-cinema-and-snacks night, but we're just as happy for you to have an evening or a whole weekend to yourself.

Being honest
It's an older building with a few scruffy corners that don't affect daily living, and between Krumpli and our ongoing craft projects the shared space gets a lived-in, occasionally cluttered feel. We keep on top of cleaning and split it fairly, but a few stray mugs or dog toys are part of the deal - we're respectful of the space but wouldn't be the right fit for a real neat-freak.

Who we're after
Someone friendly who'll enjoy the shared space with us - including playtime/cuddles with a dog! Open to all genders, queer friendly. Guests are always welcome, we'd just ask no long-term stays. The flat's smoke-free indoors. And if you've got houseplants, we'd love to welcome them into the family too.
