I am looking to rent out my own huge double bedroom in this house share with 3 bedrooms, big kitchen & shared dining room, (It's 6m x 3.2m) to an established couple, who are seriously looking for somewhere to call home. You can be straight, gay, bi or lesbian, but what I want is a couple who will look after this home as if it was their own. I had been looking after my dad for the last 3 yrs in Liverpool, and am now also caring for my mum full time, so need good people who I can trust to look after my home, whilst I take on caring responsibilities.

The room comes with its own brand new bathroom & electric power shower too. It is NOT en suite, but 5m down the hall.

The flat has a large, fully fitted and equipped designer kitchen, with a washing machine, table and chairs, and there is also be a communal lounge.

My current flat mate is best friends with a family of plumbers & electricians, so they're on hand to take care of any day to day issues.

The room is about 18 square metres, and contains a HUGE 2.4m x 2.4m wardrobe, set of 6 drawers, a 3 seater sofa & desk /dining table. You are allowed to hang pictures etc, (on the inside wall, the outside one is too hard to knock nails in to though!) The furniture is brand new.

The flat has just been completely re-furbished, including having been re-wired and re-plumbed to an extremely high standard, and benefits from constant hot water and central heating with new radiators throughout.

The electrical fuse board is fully NEICEIC certificated, to *in excess* of Camden's requirements for letting standards.

The monthly rent is £1,200 including ALL bills, but £150 of this is council tax, which you must pay yourselves after registering to live at this address with Camden council, which includes fibre optic broadband / unlimited high speed Wi-Fi, council tax, electricity, water rates, gas, heating / hot water, and your share towards the monthly service charges.

I won't put up the rent for the duration of your stay, once we have signed a proper contract.

The flat is situated less than five minutes walking distance from all of the following underground and over ground stations: 1: Jubilee: West Hampstead; 2: Bakerloo: Kilburn Park; 3: London over ground: West Hampstead Silverlink and Thameslink stations and indeed less than 5 minutes walk away from Kilburn High Road Overground station, to Euston. Kilburn High Road bus stops include: 16 & N16, 32, 98 & N98, 316, 332, 632. West End Lane bus services include 139, 189, 328 from Golders Green to Earls Court / Worlds End, and the C11 to Holloway.

I am only interested in settled, responsible and happy working professionals, that have a positive outlook on life, who wish to make this their home, that will respect this home and the other residents, and who don't want to be partying during the working week! To put it in perspective, other flat mates have stayed for an average of over 4 years! I like our home to be settled, drama free and friendly, but most definitely clean and tidy.

My current flatmate is now in his 9th year living here!

I have lived in this block for over 30 years, and consider myself hugely fortunate to have fantastic, lovely neighbours.

A month's rent and deposit in advance, are required by BACS / journal transfer into my account, to demonstrate ability to pay moving forwards, and future rent payments must be made by standing order. If you are interested, we will meet on an informal basis at the flat, to assess each other's suitability to live together, happily and in harmony!! In return you will of course receive appropriate receipts and most importantly the current legal “assured shorthold tenancy agreement”, providing you with a proper, genuine sense of security, safety and mutual respect.

YOUR RIGHT TO RENT:

In order to comply with Legislation passed during the 2015/16 financial year, as a landlord the Law requires that I retain a copy of your passport / or Identity Card, and to demonstrate I have also taken reasonable steps to ensure your identity, I also ask to retain copies of your last 3 wage slips, (I don't need to see the actual details - just retain evidence that I checked your employer's name and address and that your name matches that stated on your Passport / or National identity card).

From Heathrow Airport: Ride the Heathrow Express from Heathrow Terminals 1-3 to Paddington Station. Transfer to the Bakerloo line to reach Kilburn Park station.

From London City Airport: Take the DLR Line from London City Airport to Canning Town. Change to the Jubilee Line to Baker Street Station, then switch to the Bakerloo Line to Kilburn Park station.
