Hiya!

I’m currently looking for a replacement of my flatmate as he is moving away.
The room available is a double room in a 2-bed flat. You would have your own bathroom (not en-suite), the room has a built in closet with good storage, lots of natural light has it has floor to ceiling windows.

Communal areas include kitchen/living room and balcony.
The flat is furnished and kitchen is equipped with electric ceramic hob, oven, microwave, fridge and freezer, and a dishwasher. Lots of storage, you would have your own cupboards for food storage.
Living room includes a two sitter sofa, and television.
Your bathroom would be for your use only, it has a bath and toilet, as well as a sink and cupboard storage.
The flat also provides a laundry machine and an additional storage space in the communal hallway.

Rent is due on or before the 1st of the month, paid in advance. The room is available for 925£ not including bills, which you could safely round up to an additional 120£ (council tax, wifi, heating and electricity + water bill comes twice a year, but it’s already included in the additional price I presented).
Landlord has requested standard renting checks as in financial and reference checks.
You would be required to pay one month upfront and an additional month (925£) as deposit.

With the rent you also get the use of the concierge and access to the building communal fitness centre (fully equipped).
The area is really nice, just behind us you have the Brent Reservoir were you can go for a jog or a walk (or bike).

A new 24hr Anytime Gym is opening 5 min from the building.

Transport links:
7 min to Hendon Train Station (goes to West Hampstead, Kings Cross, Farringdon, Blackfriars, etc… and Luton Airport 😉)
15 min (or less) to Hendon Central which is Northern Line.
5 min to 32, 142, 83, 183 and SL10 bus stops.

Brent Cross shopping centre is 7 min on the bus, 20 min walk. There you have loads of bus links to central london and into west and north london.

32 bus takes you to Kilburn Station (Jubilee) and Brondesbury Station (Overground).

Food and Groceries:

Walking distance you have a small Co-Op, and a big Sainsbury’s.
You can take the bus and it’s 10 min to a Asda Superstore (Colindale).
Lot’s of international food stores on West Hendon Broadway.
There is a Starbucks close by and a really really good Italian owned restaurant that served amazing handmade pizza! (And tiramisu), as well as many other restaurants. The Lakeside buildings usually organise different food trucks in specific days during summer.

I’m looking for someone organised and responsible, this is not a party house, as the building has a no noise rule from 10pm. It’s a quiet and safe area, with a lot of families and young professionals.
I have been renting the flat for 3 years now, with a good relationship with the landlord.
