The terms and the landlady; I am looking for a tenant who wants an Assured Shorthold Tenancy Agreement (AST) , for a minimum period of one year, that will then automatically transfer into a monthly rolling tenancy. I would request two references - one being an employer and/or educational establishment if a student, and a personal reference, I believe that not only myself but any prospective tenant can ask for a reference and will happily give the current tenant’s reference for myself as a landlady. The property Is in Council Tax band C and has been issued with a new EPC Certificate rated C- number 9403-6487-8002-0095-xxxx, a CP12 (gas safety certificate) and a Landlords Electrical Safety Certificate, these will be provided on request or on commencement of the tenancy.
