Description
We’re three young professionals looking for a fourth flatmate to join our flat in West Kensington. The room is a bright double in a 4-bed, 3-bath flat just a few minutes’ walk from West Kensington and Barons Court stations.
Rent is £1050/month, inclusive of bills, with move-in's welcome beginning July 6.
We’re easygoing, sociable, and tidy. Looking for someone similar—working full-time, respectful, and happy to have the occasional chat or night out.

Specifics--
The information above hinges on all four spots in the flat being filled. At present, a couple is undergoing referencing for the third spot, and we are optimistic that they will be added to the tenancy agreement.
We can only consider for the fourth spot anyone able to sign and meet the terms of our lease:
- The tenancy runs until January 6, 2026, after which it will be up to the tenants and landlord whether or not to renew it.
- The monthly rent altogether is £4200, and the holding deposit was £5815. Your share, assuming full occupation, would be £1050 and £1453.75, respectively.
- You will have to undergo referencing through the realty agency contracted out by the landlord. Their fee for this process is £50, and the outcome hinges on your capacity to provide a suitable employment contract and/or a UK-based guarantor. Acceptable records of employment would be either a permanent contract or agency work in which you've been employed for a minimum of 12 months.
Assuming full occupancy, my best estimate for monthly billing expenses would be in the range of £100-£150/month.
