Hello and welcome!

Thanks for taking interest in our listing :)

We are three friends living in our well-loved home in West Kensington, however our friend is moving out due to commitments with work abroad.

As such, we are looking for a new flatmate to occupy her room, which is arguably the best room in the flat due to the natural light and size.

We are house-proud household and are looking for someone similar; we spend our evenings after work cooking dinners and watching telly with a glass of wine; fairly relaxed. We work in office 5 days a week, and we also look after a cat called Kitty, so anyone moving in would need to be ok with cats!

A little bit about us, the existing flatmates
1) Peter, 30 yo, Estate Agent
2) Kristel, 33 yo, Estate Agent
(Promise we aren’t salesy pricks!)

About the flat: Comeragh Road (4 mins walk to both Barons Court Station and West Kensington Station)
1) Set over 2 floors, Raised Ground and Lower Ground
2) Fully renovated
3) Large open plan kitchen living room with skylights and bifold doors into a paved garden (great in the summer!)
4) 3 bedrooms, two bathrooms (one being an en-suite), w/c

About the Room to Let
1) Double bedroom with double height ceilings
2) Large Bay windows - south facing
3) This room would share the main bathroom, next to the bedroom, with Kristel
4) Please note the bedroom would only come with the bed and mattress, and clothing rail if wanted. We edited out all the additional furnishings that are currently in the room and won’t be remaining as our current flatmate only has a clothing rail, therefore has more chest of drawers etc. which she will be keeping. Recommendation would be to invest in a wardrobe - we can help assemble / try to be present for deliveries on weekend prior to move in :)
5) Available 1st March but can be anytime in March :)

Regarding the Tenancy:
We rent via an agency, so there will be a few things that requirements that you would need to meet:
1) £33,000pa minimum basic salary
2) £1,038 security deposit - this would go to the agency and be protected under a TDS scheme (1/3 of the security deposit at the time of move in 5 years ago)
3) You would be signing into the agreement that has its earliest break in January 2027 - we are looking for someone long term and comfortable - we do not want a revolving door.

Finances
The rent splits for the rooms are 33%, 31.5%, 35.5%, with 33% being the room up for let.
This equates to £1,115.40pcm for the rent only

Bills are £146 per person (subject to small changes)

Total amount: £1,261pcm inc bills



As we work during the week it is difficult for us to show the flat throughout the day but are available from 7pm on weekdays. If you’d like to view on a weekday before 7pm let us know and we will see what can be done.
