A modest unfurnished double bedroom available on the top floor of a 3 story house, with the tenancy covering 1st and 2nd floors. (Note: a bed frame can be retained if it's needed. The mattress will be replaced and there is an optional chest of drawers, if you should want them).

Situated on a quiet, residential road, the house has a large kitchen, cozy living room, separate bathroom and toilet, a private back garden area. There are parking spaces available.

About Us:
You'll be sharing with two friendly professionals in their 30's (both female) and a small dog (French Bulldog).

Note from owner: Milo has been trained to not beg or approach humans for food. He still tries it on, but will move away when told to do so. He is washed every other week (more frequently during shedding seasons).

Dislikes: dishonesty, lack of hygiene, strong smells, people who have their phones turned up loud on public transport, littering, lack of consideration for others, inability to hold oneself accountable, people who don't clean things properly, mistreatment of animals, man babies.

What we're looking for in a housemate:

We are looking for a woman in her 30's, good hygiene and capable of taking care of herself and her space. You are an excellent communicator, not afraid to voice your concerns in a calm and respectful manner and you're more than willing to do your part of the chores without being repeatedly asked.
We have a cleaning system that works pretty well for us, but we're open to discussing how to make this work for you too. We understand everyone has their own way of doing things, so we're here to make things fair for everyone.

We are looking for someone who understands how to respect other people's space, but wants to actively be part of a home and make long lasting friendships. So, if you prefer to only stay in your room, this may not be the place for you.
We want to find a housemate and a friend, someone who enjoys spending time living with us and equally carries their weight.

Transport and amenities:

Great transport links into London:

- 15 minute walk from Tulse Hill station (serves London terminals: Blackfriars, City Thameslink, Farringdon, St Pancras)
- 10 minute walk from West Norwood station (serves London terminals: London Bridge via Crystal Palace, London Victoria)
- Accessible by bus (approx 25-30mins: Brixton, Clapham Common, Balham)
- Night buses: N2, N68

Local amenities: West Norwood has a bustling local community, with great pubs, sunday food market, small restaurants and businesses, a picturehouse, library and a gym/leisure center with easy transport links to Brockwell Park, Herne Hill, Brixton, Crystal Palace and Streatham.

Price: Rent is £625 per month.
Bills come to approximately £160 per month and covers water, gas and electric, broadband, household essentials and council tax.

The room can be available from beginning of June, a lease minimum of 6 months is desirable but we're open to this being discussed in person.
