Hi, I’m Lindsay. I’m looking for a lodger to rent my large double room with en-suite in my modern period-conversion flat in West Norwood.

This is a live-in landlord arrangement with a formal written lodger agreement, clear notice period, and protections in place.



The arrangement

I’ll be moving to Surrey with my partner but keeping the flat as my secondary residence. Most of my belongings will remain, so the flat will be fully furnished and equipped.

You’ll have the place mostly to yourself day-to-day. I’ll return occasionally to check on the flat or stay if working late, but this will be infrequent.
• Flexible move-in date
• Open to Monday–Friday or full-time let
• Lodger agreement provided (this is not a tenancy)



Rent
• £1,400 pcm including bills
• £1,800 pcm including bills for a couple sharing (by agreement)

Bills include: water, broadband, council tax, and a fortnightly cleaner (non-negotiable). Gas & Electric will be transferred over to the lodger. The remaining bills will remain in my name.



The flat
• Modern period conversion (quiet building with one flat above and below)
• Two double bedrooms, two bathrooms
• Spacious shared kitchen-diner, ideal for one or two people



The room
• Very spacious, bright double bedroom
• Fully furnished (double bed, built-in wardrobe, chest of drawers, bedside table, mirror, lighting)
• Private en-suite with shower, toilet and storage
• Room will be fully cleared before move-in (photos show some of my belongings)



Location & transport

West Norwood has excellent local amenities: shops, pubs, cinema, library and leisure centre.
• 10-minute walk to West Norwood (Southern Rail)
• 12-minute walk to Tulse Hill (Thameslink)
• 16–20 mins to Victoria, Blackfriars, London Bridge & King’s Cross
• 5 mins to buses for Brixton & Balham (approx. 15 mins)
• Streatham Hill approx. 15-minute walk



About you

I’m looking for a clean, considerate, professional female (30s–50s) who:
• Doesn’t work from home full-time
• Values a tidy, calm home
• Isn’t into parties
• Will treat the flat with care



About me

Originally from Scotland. I enjoy fitness and travel and have worked in finance in London and Hong Kong for the past 15 years.
