1 large (12x12ft)and bright double room for rent on a quiet street near to West Norwood high street and train station. Lots of local amenities, shops, parks, things to do nearby.

I have been at the flat for 3 years, current flatmate is moving on so I need to someone friendly and reliable to fill the room.
I work primarily as a delivery driver, alongside doing some freelance art based work, I have a keen interest in art and music, so would be a plus if you have similar interests but not a requirement!

The flat is a first floor maisonette with a ground floor private front door and hallway. The space is split between 2 floors and includes a shared kitchen/dining area, fully equipped bathroom with shower and bath.

The flat is furnished, the room unfurnished. I am happy to help move things in within reason, as well as make space in the flat if there is something specific you need.
There is a balcony with decent space, as well as an outdoor 'utility room' with the boiler, washing machine.

I live at the flat with my youngish cat Alma, who is a trained indoor cat.

Rent cost will be fixed at £825, plus the usual utility bills and council tax on top which tend to not be too much. The rent cost is set to be fixed for 3 years.
