The flat’s on the second floor of a small, friendly building on a quiet, family-filled street — there’s even a school next door, so the area feels super safe and homely. It was fully refurbished just before we moved in, so everything — bathroom, flooring, fittings — is fresh and modern.
The EPC rating is C, and it’s properly insulated; it stays cosy in winter and bright in summer.
*** The flat was originally unfurnished, so we’ve furnished it ourselves — everything from the microwave and toaster to the furniture (except the room's wardrobes) is ours. It’s been set up with care, and we’d love someone who’ll treat it like a home too! ***
🌿 THE AREA
We’re in Little Venice, surrounded by greenery and water. You can walk or jog along the canal on your way to work, grab coffee from one of the cafés dotted along it, or unwind at one of the gyms nearby. There are some great transport links:
- 5–6 mins walk to Royal Oak (Hammersmith & City, Circle)
- 8 mins walk to Warwick Avenue (Bakerloo)
- 10 mins walk to Paddington
- 30 mins walk to Hyde Park!

It’s a spacious double that gets loads of sunlight. There’s a big built-in wardrobe plus another smaller one, so plenty of storage.
The room is *part-furnished* — you’ll need to bring your own bed and mattress, but you can ask the landlord if you’d like him to provide one. If he’s happy with it, he’ll include it as part of your move-in conditions; if not, you can easily bring your own to make it yours.
