Description

I am seeking a flatmate for a two-bedroom / two full
bathroom apartment located near the Westferry DLR station (2 min walk), and 10
minute walk from Canary Wharf.

The room is a large master bedroom (approx. 20 sqm), furnished with a super king
size bed, two bedside tables and lamps, a very large, 3-door, floor-to-ceiling built-in
wardrobe, and an ottoman storage. The room also features an en-suite bathroom
which will be for your own use only (the second occupant of the flat has her own
bathroom too). Your bathroom has a shower cabin, a toilette and a sink with storage
underneath.

The flat is located on the top (fourth floor) of a
newish residential building and features a large (40sqm) private terrace only
accessible by this flat, with stunning views of both the city and Canary Wharf, facing
the south which means that it gets sunlight all day long.
 
The flat has been fully renovated (4 years ago) with new floors, new
bathrooms, kitchen, etc and offers various modern techy features such as air
conditioning in all rooms (2 bedrooms + 1 in the living room), windows with secondary
glazing which will ensure absolute silence in the bedrooms, a soundproof wall
between the bedroom and the living room, heating controlled by a smart thermostat,
a 65” LED TV (with Netflix subscription), a movie projector with a 120” projection
screen, a microwave, a washing machine, an iron, an ironing board, and a hoover,
etc. The flat also has quite a number of plants which make it feel cosier. Lastly, there
is a secured parking spot that belongs to the flat and can be utilised by yourself as
the other flatmate does not own a car. The cost is £80 per month.
 
The area of Westferry offers many amenities including a Pure Gym and cinemas at
Cineworld Cinemas near Canary Wharf (five-minute walk), the picturesque
Limehouse Marina, the  and the Thames River Path and the Regents Canal which
are ideal for running and walks and Ropemaker Fields Park located two minutes
walk from the flat. Shopping can be done either at a local small grocery store or at
either LIDL (5-minute walk) or Canary Wharf Waitrose (10-12 minutes).
 
The kitchen is equipped with all basic kitchen tools such as cutlery,
plates, mugs, glasses, pots, pans and a tea kettle, as well as a dishwasher. The
terrace is equipped with outdoor furniture (a table plus eight chairs plus a large
garden umbrella).
 
Your rent of £899 will cover your own room + own bathroom, the flat’s service
charges, broadband internet and council tax. In addition to rent, you will be
responsible for covering half of the utilities (fixed £200) (electricity, gas only; water is included in
service charges which the owner covers) based on actual usage to be reconciled at
the end of the tenancy based on actual payments made to the utility companies.
The contract will be for a minimum of two months, otherwise on a month-to-month
rolling basis with a one month notice period. There is also a security deposit in the
amount of £1,100. The contract (Lodger Agreement) will be signed directly with the owner who is the
other flat mate’s sister/brother in law which will ensure above standard
tenant/landlord relationship and shorter response times in case of any issues with
the flat.
 

Flatmate: You will share the flat with a young professional (30F) originally from
Slovakia, very easy-going and open-minded and keen to socialise. She works a
9am-6pm job at a startup in Hammersmith and spends her free time at the gym or
hanging out and about with friends.
 
You: we are seeking a like-minded young professional (no students please), male or
female, who is clean, no drama and responsible. There are no pets allowed in the
building so please don’t contact us unless you have a goldfish at a maximum.
Keeping the place clean is a must and if you turn out to not be able to do your fair
share of house duties, the contract will include a provision to allow us to seek a
professional house cleaner to cover your half of the cleaning duties at your own cost.
The terrace is there to be utilised and hence social gatherings of a few friends are
obviously more than welcome, however, large parties are a complete no-go and will
result in your lease being terminated. Smokers are fine however there is a strict “no
smoking inside” policy.
