Description
Unfortunately, my flatmates are moving out, and I am looking for two new flatmates to come live with me in this nice flat in Westferry.
About the rooms and flat
The first room is an en-suite double room with access to the balcony. This is the biggest room in the flat and the bathroom has a bath. It also has a desk. Price: £1,250pm
The second room is a double room with a big wardrobe and desk. You would be sharing the bathroom with shower with me. Price: £950pm
There is a shared living room and kitchen, a storage room, and a big balcony. It's important for me that these are kept tidy and welcoming. The balcony is on the ground floor and gives to the internal garden of the building complex. It is great to have breakfast / lunch / dinner outside when the weather allows!
The apartment complex is gated and a new build, with 24/7 concierge, a communal rooftop, bike storage and potentially parking space (the latter is rented separately).
The tenancy starts from 31st October. It’s a 12-months contract with a 6 months break clause, but ideally I am looking for someone to stay for the full 12 months.
Bills are roughly £120-£150 each depending on the months (winter times are usually a bit more expensive but we’ve always been mindful of having the heating on). They are paid monthly, and we usually split them, so that they don't all need to come out of the same person's account. I would like to continue this moving forwards too. In total, they are usually:
· Water £59
· Council tax (band D) £205.2
· Electricity £50-70 (depending on the month)
· Hot water/Heating £30-£60 (depending on the month. I’ve included the least and the most we’ve paid over the past year. The £60 was only over jan/feb)
· Internet £22
We rent directly from the landlady, who is supported by a property manager. The landlady is very responsive and has always fixed everything in the flat within a week max. She’s definitely one of the best landlady we’ve had so far.
In the area:
· Westferry DRL (7 mins walk)
· Limehouse DRL (10 mins walk)
· Canary Wharf Elizabeth Line and Jubilee line (15 mins walk)
· There are night busses as well which drop you 2 mins away from the flat
We have a big Lidl, Tesco express and a big off licence, all within a 2 minute walk from the flat.
There is a PureGym and a sport centre with a swimming pool nearby which is less than a 10 minutes walk. Virgin active gym is also a 15 mins away. We are a 2 minute walk to the canal as well, which is great for runs.
There are a couple of pubs nearby, takeaway places and some restaurants. Our favourite bakery, E5 Poplar, is a 10 minute walk.
Canary Wharf is a 15 min walk away and has lots of places to eat and drink.
You can also walk to Victoria park in 30 mins, and Spitalfield market is only a 15-20 min bus ride away.
Who will you be living with:
I am 29 yo, originally from Italy but have been living in the UK since 2015. I moved to London two years ago, and lived in Edinburgh for 8 years before that. I work in sustainable public procurement for TfL, a mix of wfh (from the living room since my room is too small to have a desk) and office.
In my free time, I love cooking and baking (I have lots of cookbooks and all the kitchen equipment you may need), as well as doing anything artsy / crafty. I have been learning oil painting for the past year, and I also knit, crochet, and sew. I like plants and have gotten into gardening lately, as you can see from the plants around the flat and on the balcony.
About you:
I am looking for two flatmates who are clean (and ok with cleaning rotas) and want to make the flat a home, not just a room to come back to. At the moment, I enjoy sharing lunches or dinners with my flatmates, if they are both wfh or around at night. It obviously doesn't happen all the time, since we are all quite busy, but it is nice and I'd like it to continue from time to time.
Dinners with friends or friends coming over are obviously ok, but this is not a party flat, especially during the week!
Since I work for TfL, I get an additional free travel Oyster for one of my flatmates. My plan is to give it to whoever takes the bigger room, so that costs can be balanced a bit. However, if for some reason it is not needed (e. g. work is at walking distance, like in Canary Wharf), I'm happy to give it to the other person :)
