Double room - Victoria station

The bedroom advertised is a double room in a 2nd-floor 3-bedroom flat, 5 mins walk from Victoria station.

I've lived here with the other 2 guys for 5 years but I'm moving outside the UK so I'm looking for someone to take over my contract. (The landlord is of course in agreement and the person moving in will be added to the tenancy).

The tenancy agreement is 12-month and directly from the landlord (no agency fees involved). The tenancy ends on 28 February.

Move in date is the 16 of September. As I will have paid the monthly rent for September you could pay me half month's rent for September and then pay the landlord monthly from 1 October.

The current flatmates are 2 working professionals in their early 30s from the UK and Italy.
The ideal flatmate would be clean, tidy and a working professional. The landlord requires a reference or job contract before moving in.

There is an open space kitchen/living room that come furnished and with the necessary kitchen appliances incl. washer/dryer, dishwasher, oven, coffee machine. The kitchenware (utensils, cookware etc) is our own but you would be free to usem.

The bedroom was not furnished so I bought the bed/bedding/desk/office chair/wardrobe/mirror myself - I would be looking to sell these to the person moving in for £150 (they costed £600+).

You would be sharing the toilet/shower with 1 other (the 3rd tenant has en-suite room).

Gas is included in the rent.
The rest bills are not included but they cost approximately £90 in total (monthly per person): electricity £25, internet £12, council tax £39, water £14).

The deposit is £1260
