📜Important stuff first:
- Rent £950 ppm. Deposit: £1250 (5 weeks rent split equally)
- average monthly bills to split between us: water & electricity £60, Internet: £51, Council tax (band A): £92, gas £30.
- Available immediately but flexible with dates.
- The contract runs out in June and we can extend it.

🏠The flat:
- Wooden floor throughout
- Well-lit living room with dining table, sofa, TV
- A balcony for drying out clothes. We could get some outdoor chairs to dine outside in summer.
- The kitchen has a gas hob, plenty of storage cabinets
- Separate bathroom and toilet.
- Neighbours are friendly. There has not been much noise coming from the buildings.

🛏️The room:
- The room includes furniture such as a double bed, a large wardrobe, and a chest of drawers. If needed, the mirror and another smaller chest of drawers can be bought from the departing flatmate.
- The window has a privacy curtain and roller blind that blocks light.

🧭The area:
- 5mins walk to Tesco and Sainsbury’s
- 10mins walk to Central Line and Hammersmith & City Line
- 10mins walk to Hammersmith Hospital, BBC, Westfield
- Safe neighbourhood next to two primary schools
- 2 parks and a large recreational fields all within 10min walking distance

🙋‍♀️The flatmate:
- I work as a designer in construction industry and have lived in London since 2018. Normally on Tuesday and Thursday I wfh. On weekends I tend to venture out if weather allows, or rest at home cooking a hearty meal.
- Not a party person, I enjoy cooking, reading, painting, watching films/series, or having a conversation over dinner from time to time.
- It’s important to me that the other person I share this flat with is sociable, clean, responsible, and communicates.
