Hello,

After 10 happy years, 2 of our lovely flatmates bought their first home together and moved out. (Traitors).

We’re looking for 2 new flatmates to take over their rooms in Whitechapel on the 20th December. We have a little bit of flexibility, but we're aiming for as close to that date as possible.

Searching for kind, working professionals, ideally aged around 28 or older who can keep the kitchen clean, don't work nightshifts, and can commit to a year-long tenancy.

Monthly Rent (excluding Bills) comes to £670 per person, Shared bills come to around £90 per person a month. This includes Council Tax, Internet, TV Licence, Heating, Internet and Electric. And the Deposit will come to around £770.

*Please note we all rent this flat on a shared tenancy for the full flat, instead of individual rooms.

The Flat:
An old, quirky tenement flat, so expect some creaky floors and slightly dated decor. We have 2 Toilets (Found 1st and 2nd Floor) and a shower room on the 3rd floor.

It’s a 4 bedroom, spread across 3 floors. The bedrooms we are renting are on the 2nd and 3rd floor, and we have labelled them in the photos.

You would be moving in with current flatmates Chloe and Bruno. Both 30+ and working full time. We occasionally eat together and have little cake catch ups in the evenings, but we’re respectful of each others space and privacy here.

Pros of Flat:
*Convenient location, we’re about 4 minutes from Whitechapel Station, so you can connect to Overground, Elizabeth, District and Hammermith line from here. It's a 10 minute walk to the Bethnal Green station and central line.

We’re 2m walk from a big Sainsbury’s and 10m walk from ASDA. Walking distance to Shoreditch, Brick Lane and Victoria park.

*Rooftop Garden / Terrace at the back of the flat which is perfect in the summer.

*Heating costs are included in rent.

*Daily Rubbish collections

*Landlord is hands-off, so you can make this your home and decorate. Rent increases are extremely rare, and so are flat inspections. But they’re responsive if anything important breaks and we need repairs.

*Nice clean housemates + Friendly neighbours and community. We have a Whatsapp group for thr block and regularly help each- other out by accepting parcels / sharing tools etc.

Cons:
*It’s an old build with thin windows. So it's a bit dated, could do with a lick of paint in some areas, and you will get some background noise coming in from the street.

*No en-suite bedrooms

*No living room, just the kitchen and rooftop garden.

The Rooms:

Room 1: Double bedroom on the 2nd floor of the house, which we have labelled in the photos. Lots of natural light in here, and it looks out over our Rooftop garden. Furnishings include Double bed, Large wardrobe, and shelves etc.

Room 2: Slightly larger T shape bedroom (Approx 19ft by 9ft) on the 3rd floor of the house, which we have labelled in the photos. It’s the only bedroom on this floor, and you're right next to shower. Natural light from East and West facing windows. Furnishings are: 1 Double bed, 1 Double wardrobe, Bedside draws, Ikea Desk and chair, and 2 sets of shelves. Sofa / Rugs and other furnishings will be removed so you can make it your own.
