An inventory will be provided prior to move-in. Everything in the apartment is in perfect condition and undamaged unless otherwise specified.

6-Month Fixed-Term Stay
- A fixed 6-month Assured Shorthold Tenancy (AST) Agreement is required.
- Full payment for the 6-month term + deposit must be made in advance.
- Financing options (loans) are available.
- Notice will be given 2 months before the tenancy ends to ensure the stay does not exceed 6 months, unless otherwise agreed.

Included bills:
- Service charge and ground rent
- Council tax
- High-speed Wi-Fi (reasonable usage; higher speeds require your own service)
- Water
- Water heating
- Underfloor heating
- Electricity

Legal Requirement
6-month AST (required). Early termination is possible by mutual agreement. You’ll need to prove your Right to Rent in the UK. Please check the UK Government website for guidance on “Prove your right to rent” and “Get a share code”.

Transparency
For clarity and to avoid wasting time:
- The bills are included because I plan to return to the property, though the timing is undecided.

Options available to you:
- Sign a 6-month AST (required). All bills included. Early termination is possible by mutual agreement.
- Use the property as a stopgap while securing a long-term place, potentially within the same building or development.
- Extension beyond 6 months is unlikely, but if agreed, I may require the option to reclaim the property with one month’s notice.

In summary: At this time I prefer stays not to exceed six months due to current uncertainty. If circumstances change, this posting will be updated.
