The room: South facing & fully furnished with a king bed and mattress, 2 chest of drawers, wardrobe, wall mirror and bedside table. Situated at the top of the house so feels very private.

House/ location: E14XL, 10 minute walk to Whitechapel station and Bethnal Green stations, 20 min walk to brick lane, 25 mins to Tottenham Court Road door to door - so it’s a dream location-wise! The house is semi-detached and situated inside a gated community with access by code only so it feels very safe. 1 bathroom with a shower/ bath, toilet & sink on the first floor and a separate toilet downstairs.
We have a kitchen, living room, car parking space, and a cute private back garden which gets the occasional fox and is perfect for bbqs in the summer. It even has a plum tree! There’s a huge Sainsburies a 5 minute walk away, Tesco express just outside the gate, as well as a Gym Group next to the Tesco.

Us: We are 3 she/hers, Madi (25, Kiwi, nurse), Liv (25, Aussie, account manager) and myself Gabriela (28, British, actor/ video editor) looking for another she/her aged 26-32 ish to continue making this house a home. We all met through spareroom but have become really good friends and want to find someone who will fit into the vibe we have going on. We’re pretty easygoing and super respectful of one another, we love a good chat and a night in or out, but we never bring the party back. We all have our own things going on and balance our alone time vs hanging out very well. We value tidiness and proactivity when it comes to cleaning so someone who’s willing to contribute to maintaining the homely/ clean vibes is very much welcomed! Overall we really look out for eachother and enjoy one another’s company 🧡

If this sounds like your vibe then here are the logistical bits….

The new lease starts on 26th February 2026, but we’re looking for someone to take over the room from 26th December. We know this falls over Christmas, so there’s of course flexibility with your actual move in date but we mainly just need someone to cover the rent from the 26th Dec, as our other housemate is flying the nest just before then.

It would be a sublet from 26th December, and then in mid Jan you’d sign the new tenancy to officially be on the lease from Feb 2026 to Feb 2027.

Please note that our rent is increasing so what would be £960pcm with bills for your room in the sublet period will go to £1015pcm with bills throughout the next lease.
