We have two double rooms in a Willesden Green 4-bed flat share available in from late November/early December. We're moving to East London to be closer to friends and work. It's a modern flat just five mins walk from the Jubilee Line in zone 2. Referencing must take place so please allow a week or two to move in.

Happy to do Zoom calls and online viewings but more than happy with in person viewings too!

THE FLAT:
The property consists of four double bedrooms (one with ensuite), a further master bathroom, a kitchen with modern appliances, large living room, storage cupboards, boiler cupboard and a balcony. The two rooms available at the moment are the largest room and the ensuite room.

THE LOCATION:
The flat is in Willesden Green, 5 mins walk from the Jubilee line (zone 2) and 15 mins walk from the Overground. We're about 30 mins away from Soho, Kings Cross, Waterloo, Camden and London Bridge, It's wonderfully close to the delights of Queens' Park, West Hampstead and Hampstead Heath. There's a big Sainsburys 5 mins walk.

THE BUILDING:
The building is art deco and has been converted into 20 flats. The flat's on the 2nd floor (there's a little lift). There's virtually no noise bleed from other flats above/below and there's double glazing. There's a large car park at the rear of the building (spaces available to rent from the landlord) and communal gardens at both the rear and front. The communal areas in the block are cleaned weekly and in general, the site is very well maintained and designed.

THE FURNISHINGS:
The living room comes with an L-shape sofa, coffee tables and each bedroom comes with a double bed and mattress. One room has a double wardrobe owned by one of us which we're happy to leave for free as we're moving into a fully furnished place.

THE MONEY, LEGALS & LANDLORD:
The tenancy agreement is with Akelius who are both the estate agent and landlord. The new tenants would be added onto the existing tenancy agreement. New tenants need to pass referencing via Akelius and have an income of £19.8k +.

Our bills currently come to around £100 p/m, inclusive of fibre optic broadband, electricity, gas, water and council tax.

The two remaining housemates Oli & Sam are looking to move out in December/January. Our current tenancy runs out 31st March 2021 but the landlord is happy to extend by a year or two years if the new tenants want to.
