2 Rooms available in amazing 3 Bed flat

My partner and I are letting go of two great rooms in a shared 3 bed flat with a lovely housemate, with a move in date of 1st September. The flat itself is well located (3-minute walk to Willesden Green station on the Jubilee line). The flat features a spacious living room with lots of natural light, recently renovated kitchen and bathroom.

We are looking for 2 tenants to take 2 bedrooms, with the larger bedroom costing 820/month, and the smaller costing 760/month. Both feature built-in closets with a good amount of storage space & extra dressers. The flat also has an attic for extra storage as needed. The larger bedroom also comes with a desk.

Some info from the landlord: new tenants will be entering into a rolling assured periodic tenancy. In addition to rent for the rooms as detailed above, all outgoings including council tax, gas/electric, wifi, etc are to be paid by tenants. Rent however includes water. The landlord also requires a security deposit equal to 5 weeks rent (1025 for larger room; 950 for smaller room) and a holding deposit of 1 week's rent will be required once the tenancy is agreed. Once we've done viewings and found a right fit, kindly note that the landlord would like to arrange a brief phone call to meet the new tenants. Any applicant will need to have right to rent in the UK, evidence that tenants are able to pay rent and outgoings, and will be good tenants.

Finally, we are wanting to leave our remaining flatmate with great flatmates who are respectful, kind, and open to sharing the space as a home (not a party space). You will be sharing the flat with a lovely female professional in her 30s. Couples are also welcome, so long as they take both rooms (so as to keep the flat to 3 people).
