The 1st room is a good spacious double room going at £850 pcm on(or £1030 incl bills) & £1030 deposit

The 2nd room is the size of a small double or spacious single going at £720pcm (or £900 incl bills) & £800 deposit.

all bills (utilities - water, gas, electricity, council tax, broadband, monthly cleaner).

We are looking for a quiet, tidy, and respectful person to share our lovely and peaceful home with.

The household is two easy going working professional adult males 30s/40s, not averse to interacting, even doing joint activities though everyone lives their own independent life where we are very respectful and considerate of each other.

I am looking for someone to move in ffrom
20th November 2025 for room 1 and the 31st October 2025 for the short term room but can be a little flexible.

The larger room 1 is for a long term stay, replacing an outgoing female flatmate, but the smaller room is for a short stay up to 4 months as I will be away. You will be in my room taking my place for that duration. We want someone we can peacefully and happily live together with the household for the period.

House is in a quiet neighbourhood and comes furnished with all the essential amenities. The beautiful front and back garden are lovely for relaxing in the sun during summer (think breakfast outdoor /BBQ or hanging out with a measure of privacy. Or if you like a bit of gardening it is ideal for you (we even have a small vegetable patch).

The larger room faces the beautiful from garden while the smaller room faces the lovely back garden, and is away from the main road, so the quietest in the house, it's cool in the summer and warmest in winter, with ample natural light.

We have lovely shared common spaces, spacious and relaxing. An equipped recently renovated kitchen, shared bathroom and separate toilet room. What’s not to like?

Wimbledon station is only a few mins WALK away with a host of shops, including Waitrose, Sainsbury's, Tesco and Morrisons, lots of restaurants, pubs, Cinemas and a 14- 17 min journey trains into Waterloo in central London every 3-7 mins or take the district line if you prefer. Great location, great house, great flatmates, and we are 15 mins walk from Wimbledon Grandslam.
