Cheap double room Wimbledon perfect location

Hi,

I have a small room with a double bed, and a built in wardrobe. It’s in a 2 bed flat with 1 bathroom with a bath tub / shower.

The flat is in Wimbledon, Pelham Gardens. The location is optimal with 5min walk to South Wimbledon (northern line) and 10min walk to Wimbledon train station and district line. Less than 5min walk to Wimbledon broadway and theatre. The road is very safe, leafy green and quiet neighbours.

It is furnished. Top floor (2nd) overlooking the gardens. We have gardeners and the building is maintained and cleaned regularly.
Living room facing west (sunset views) and room facing east (sunrise)

Living room is big, overlooking the gardens with sofas and a dining table which we can use to wfh.
Kitchen is also overlooking the gardens and fully equipped with a washing machine. No dishwasher. Decent sized fridge freezer. Lots of storage space.

I have a sink in my room so the one in the bathroom will be all yours in terms of usage and storage.

There is a small storage room in the flat.

Bills are quite low and as follows, and we can split them in half:

Fast WiFi: £23
Water: £28
Electricity: roughly £60 depending on season
Council tax: £156

Your share of the rent is £750 excluding bills. The tenancy can be renewed on the 26th of August for a year, and we both will be on the tenancy agreement. If you want to move in earlier we can arrange it, as long as you pass references and sign the contract with the estate agent.

About me:
I’m a young professional (30) renewable energy engineer. I am active, sporty (football, tennis, running, gym) and like to cook with friends and have a drink here and there. I occasionally go into the office in Victoria, otherwise I can wfh.

I like to have a tidy environment (kitchen, bathroom and my own room). Also like the social side of shared living. My brother moved out so I’d like to stay in this flat, hence the reason for looking for a suitable flatmate.
