If you are looking for a place to call HOME then this is the right house. As people living far away from our families, we know what does mean to go back at home and feeling the family atmosphere.
Our friend wants to move in a different area for work reason and his room is available in our flat.
We’re offering a bright double room in a charming 3-bedroom split-level flat in the heart of Wimbledon.
Location Highlights:
* Just 8 minutes’ walk to Wimbledon tube/train station.
* Only 2 minutes’ walk to Wimbledon Shopping Centre.
About the Flat:
* Split-level layout with 3 bedrooms
* 1 toilet conveniently located between the kitchen and living room
* 1 shared bathroom (shared with one other person)
* Weekly cleaner for communal areas
* Parking space
Flatmates: You’ll be sharing the home with two friendly Italian professionals—one male and one female—who work Monday to Friday, 9am to 6pm, in a hybrid setup. Francesco works from home every day in his room, while I work from the living room on Mondays, Wednesdays, and Fridays. There’s space at the table if you’d like to work alongside me, or we can arrange an alternative setup if needed. On Tuesdays and Thursdays, I work from the office. The atmosphere is respectful and quiet—perfect for someone who values a peaceful home environment.
Rent:
* £800/month plus expenses (council tax, internet, gas & electricity, water and weekly cleaner). We will renew our contract on April 2026 which means that the rent will have an increase up to £850 per month but no more than that.
* Deposit of £865 to pay which will be registered with TDS via our letting agency.
Bills cost each Breakdown below:
* TV Licence one-off payment every March - £84 total each spent last March
* Water Filter one-off payment every February - £72 total each spent last February
* Cleaner £19 each per week, but we can reduce to £15 each per week
* Internet £19 per month
* Cleaning Products, kitchen products and Toilet Papers ad hoc expenses - £150 total annually spent last year each
* Council Tax £100 per month each but we pay only for 10 months from end of March to End of December every year
* Water £38 per month each
* Gas & Electricity annually total spent last year £928.36 each, monthly breakdown below:
* Nov 2024 £79.33 each
* Dec 2024 £90.16 each
* Jan 2025 £111.67 each
* Feb 2025 £114.95 each
* Mar 2025 £110.67 each
* Apr 2025 £79.91 each
* May 2025 £64.41 each

If you prefer to pay every month the same amount which include the rent plus the shared expenses above together, please see below the total monthly costs (rent+bills) of the room:

* From 19th April 2026 to 19th April 2027 £1,180
Add-Ons if you want to share the below subscriptions with us please add of the above costs the following:
* Netflix £6.35 each per month
* Disney Plus £5 each per month
* Spotify £7.35 each per month
Prime Video is for free and be able to watch only in the TV placed in the living room.
The room:
* Double room unfurnished, but we can arrange to put a double bed and a chest of drawers if you need it.
* you will share the bathroom with one flatmate (male)
The room will be available from 21st January 2026. If you’re hoping to move in a bit earlier, just let us know—we’re happy to see if we can make that work.
You’ll be added to the tenancy agreement and the council tax bill. The minimum stay is until 19th April 2027.
If you ever need to leave before that date, we ask for two months’ notice and that you help find someone to take your place. The replacement would need to be approved by the rest of us living here, just to make sure everyone’s comfortable. Same goes for us—if one of us wants to move out before the contract renews and you’d like to stay, we’ll also find a suitable replacement that works for everyone.
