2 rooms available in lovely Wimbledon flat

I am looking for new flatmates to join me in this lovely 3 bedroom flatshare in Wimbledon.

There are two unfurnished double rooms available.
Room 1: A spacious double room looking out over South Park Gardens. Available from 23rd February.
Room 2: A small double room looking over the shared garden. Can be available prior to 23rd Februrary if needed.

Both rooms have plenty of natural light and wood floors. It would also be possible rent both rooms and convert the small double to use as an office.

About the flat: There is a good sized kitchen, cosy living room and modern bathroom. Stairs up to the flat through a communal hallway (sadly there is no lift). There is also a shared garden at the back with secure bike storage. The flat overlooks South Park Gardens, is in a quiet neighbourhood and only 6 minutes walk from Wimbledon station.

Approx bills breakdown (following amounts would be split between all tenants):
- Council tax band E £255 pcm
- Broadband £35.00 pcm
- Energy bills £135 pcm
- Water bills £58 pcm

What I'm looking for: I'm looking for one or two people to join me in the flatshare to takeover from my two current flatmates who are moving out due to new job opportunities. We currently have a contract which runs until July 2026 so I'd like new tenants to join me until then, and there then may be a possibility to extend. I'm looking for friendly considerate flatmates who will help keep the shared areas relatively tidy and clean. I am happy to get to know each other, but also relaxed if keeping to your own space is preferred!

Bit more about me: I'm an active, outdoorsy person (esp love bouldering and hiking) and very easy to get on with. I have a wide range of interests (incl. politics, music, spanish) so I’m sure there is something we can connect on. When I’m not at work I like to be out seeing friends, but equally enjoy a cosy evening at home cooking, reading, watching TV etc.

Additional info: Preference to live with other professionals but mature students are also fine. This is a LGBT+ friendly household!
