Hello! Two of our housemates are moving into their own place after 5 years of living here. So we have a large double bedroom (£730) as well as an ensuite double bedroom (£900) in this beautiful, cozy house available. We are looking for the new tenants to take over from 1st June.

YOUR NEW HOUSEMATES:
Harriet (33) who is a therapist and loves to cook, enjoys socialising with friends and family but is also up for a glass of wine, pub quiz and a house dinner or two together! She is an avid follower to Secret London as she loves to explore the city! Also has a car if you're up for a road trip.

Alice (31) is a Quantity Surveyor who loves the gym, swimming and the occasional early morning run. She loves the sunrise and will let you know when it’s a good one. She loves a good yap in the kitchen after work and a bbq in the garden in the summer. She socialises with friends and goes to the cinema with her odeon card.

There is a nice and homely atmosphere in the house.
We like to enjoy a glass of wine together, catching up after work, pub, enjoying the garden (sun bathing, bbq, working out...) but we also like to have our own personal time and see othet friends.

ENSUITE ROOM 1: £900 per month
Your own attic top floor room with en suite toilet and shower. Space for a double bed, desk and you could even create a little snug area. Space for chest of drawers and small wardrobes but note that the room comes unfurnished so it would be a really exciting way to make it your own!

Wardrobe included for free if you want.
Bed and large chest of drawers available to buy if you're interested!

ROOM 2: £730 per month
The ground floor room is perfect for working from home, south facing with big windows so you would get a lot of sun during the day. The room also comes unfurnished so plenty of opportunity to put your stamp on it.

Close to a few parks (closest one is South Park Gardens and it’s down the road 🌳🌳)

Many Restaurants and pubs around (old frizzle, a weatherspoon, etc under 10 min walk) but also very safe area
Wide variety of gyms around

- 10 min walk from Wimbledon station (District Line and trains to Waterloo)
- 15 min walk from South Wimbledon (Northern Line),
- 5 min walk from Haydons Road station (30 min to City Thameslink, Farrington)

We are all very respectful and clean. We want to make this house a home and enjoy socialising together. We'd also prefer at least hybrid workers.

We ask for professionals only and if you need a guarantor please note only UK guarantors will be accepted by the agent.

THE COSTS:
Bills: usually approx 150 per month (includes: energy, internet, council tax, water, TV) also TBC monthly cleaner costs separately for en suite and communal areas if we want one).
Deposit: £663
+£25 for change of tenancy agreement (this is £50 total but to be shared between existing and the new tenant)
On street parking permit available to purchase
