I am leaving as a housemate so looking for a replacement for me! This place is big, relaxing and moments away from everything you could ever need.

Frustrated of visiting flats with no storage, bathrooms filled with mould, dealing with estate agents who see you as meal ticket, not meeting the housemates because you are there to fill a room and most importantly, having to deal with complex contracts with difficult landlords? THIS IS NOT US - our mission to create a family of friends in a home not a flat share.

We are a house run by the house for the house. The side benefit is a grateful landlord who gives us space and help when needed.

Background:

It is a big house with a big personality. Currently, we have 2 guys, 2 girls and a cat called Fuller (who is up for cat bribery charges lol ). We are all professionals, and no one works in the same industry, British and Australia (range 30s 40s) and all have independent life outside the house too (when this is possible). As it is a house share, we would prefer someone who has experienced the joys (and lows) of sharing in the UK first and exposed to sharing with a big group of people. There is enough room to hid but hope you don’t. It is not a party house but more a haven from the struggles of the modern world!

Some great changes are happening too - carpet will be replaced on the stairway and a general paint up to freshen things along. Garden is definitely in need of trimming lol

Firstly:

The room is located facing the garden. It is roughly 3m x 3.2m in size and comes with a double bed, wardrobe and some other items. Good light, quiet as it is facing the back and the wooden floors are old school.

Secondly:

The location is 6 minutes’ walk from Wimbledon Station, 3 minutes from Virgin Gym (if it ever opens again) and Sainsbury's. All the bars you want, all the banks you ever need all 6 mins away!

Some of the best travel links into central London, less than 30 mins from leaving the house to arriving in London Waterloo! We are in a closed off street, so the only traffic is residential, and it is very safe. Most people on the street have lived here for over 20 years...

Thirdly:

The house has a large garden, 2 x designer bathrooms (downstairs has a walk-in shower and upstairs has a shower and a French bathtub), huge extended living room with real leather sofas, separate kitchen area with the biggest fridge you have ever seen, built in ovens, lots of storage space and everything you need to cook. We have everything - from TV to fastest internet possible, washing machine, microwave, hub, oven, grill, 6-seater dining table and even a wooden bench in the garden. I mean, you literally just need to bring your personal items and bedding.

And everything else?

Living in a house means proper bills but we have worked out a great efficient system. It is estimated that bills will hover around £150ish a month. Not cheap? Yes, but it is a house in an expensive area! Responsibilities are shared and we have a rota. We have a cleaner who comes in every 2 weeks. We want the place that is clean, and it is all about respecting each other. It is all about adapting. Your personality will change the dynamic of the house so there is never a right or wrong person. In other words, it is a shared house and there is never going to be the perfect housemate. But the experiment so far has worked. Are you ready for the challenge? As the housemate leaving is male, you should be aware that that this leaves us with 3 females and 1 male left in the house. But I want to emphasis this because living in a mixed household has its pros and cons. You have been warned and are you ready for the challenge.

And the final Misc question that we always get asked - there is no parking outside so if you do have a car, it is recommended that you purchase a parking permit. Sorry.

Procedure and next steps?

We have a process which works for us:

STEP 1 - You and I will have a quick chat on the phone to align all the ducks and makes sure any outstanding questions are answered. This will only be a 10 minutes chat.

STEP 2 - Based on the chat, you will be invited to the viewing where we have a sit down with all the housemates (and as I am outnumbered) to allow you to see if there is a fit.

STEP 3 - Decisions are made on the night and we would like you to sleep on it and then decide the next day.

FINAL STEP - We work out the logistics and a deposit will be required.

In addition - please be aware that including bills - the total esimated cost of the room per month is approximately £950. This can be lower during summer (when the boiler is off) but average it out. The council tax is a pain and unfortunately the cost of Merton.

We don’t do house tours without getting to know you better – so first is a phone call to get to know more about you and for you to ask all those important questions. Think of me as the first line of defence :)

Because of availability of housemates - we only schedule viewings on Tuesday or Wednesday in limited appointments. The key for all of us (including you is to see if there is a fit so less of a house viewing but more of a friendly chat).

Then we get you to visit with as many of the housemates for a meet and greet. This will only be on designated days because getting everyone together can be difficult.

We are looking for people to make quick decisions and unfortunately in the past, we have found people are shopping to see their options which doesn't help for people look to close a decision. So please be aware that if you fit the house and we love you, we will ask you to decide quickly (Not a sales technique lol).
