Large double in North London houseshare!

Hey everyone, we're looking for someone to join our house (ideally a gal)! Details below - we're looking to arrange viewings soon as the room is available from 22nd December. Please get in touch if you'd like to arrange a viewing or have any questions!

The room
The room is a large, furnished double upstairs overlooking the garden with cupboard, chest of drawers (rug and mirror not included). A previous housemate had a desk in here to wfh so room definitely big enough for this too.

Rent is £717 a month, plus bills of roughly £138 - £152 (Council tax Band D £69, gas/ electric £35-45, depending on season), water £14-18, depending on usage, wifi £20). The room is available from 22nd December and tenants will have to pass referencing through our letting agency (done online, pretty quick). Deposit £767.

The house
The house is a 3-bedroom house with a living room, huge kitchen, shower/bathroom and outside area (good for drying clothes and bbqs!). The massive kitchen is a huge plus and we have lots of storage and fridge/ freezer space so you'll never have to squeeze in your groceries! And it's a nice space to hang out in in the evening too, although we also have a living room. Wifi is super fast too!

The housemates
You'll be joining two girls (27, 23) who both work full-time - as a house we like to do things together (movie nights, kitchen hangouts) but also respect each other's space, as everyone has their own circles too. We're fans of the local pub quiz at the pub 5 minutes away from us but there's no pressure to be any good! We like having a relaxed atmosphere at home and housemates who are friends!

The area
The house is 5 minutes from Wood Green tube station but on a quiet, residential street so you have all the benefits of being able to get to places very easily (15 minutes to Kings Cross!) without it being noisy. Wood Green has everything you need - a huge Morrisons, two cheap cinemas, a shopping mall, almost every store you can think of, loads of food places, a library for easy printing/ workspace, 24 hr corner shop right by the station...

And we're just below Alexandra Palace which has an amazing big park and view of the city as well as gigs and events in the main hall and even an ice rink (watching the ice hockey there is great!). We're also only half an hour walk from Crouch End with its cute coffee shops and cocktail bars (you'll see Little Mercies on many top cocktail lists).

The transport links
- 5 minutes from Wood Green station (Piccadilly line, night tube runs on Fri/ sat)
- 5-10 minutes from Alexandra Palace Station (so can still easily get into central if there's a tube strike/ issue etc)

Parking is potentially available on our street but would need to get a permit from the council.
