My house in Woodside Park has a large double room with tons of built in storage that over looks our massive garden available at the start of May (with the possibility to move in a few weeks early if needed) for £760. As a house that’s been passed down from artists graduating from conservatories, it’s an excellent place for anyone looking for a safe space to self-tape from home, warm up for early auditions, or any other creative endeavors (but probably not too great for anyone working from home).
accessibility:
-there is a step into the house, and a step down into the garden when accessing from both the garden and kitchen
-there are 14 steps between each floor
-there is a toilet on the gf, but no shower (the 1st floor shower is a tub, 2nd floor shower is a walk in with a slight step)
-there is no intercom
bits & bobs:
-3 floors, 5 bedrooms, and 2.5 bathrooms (3 toilets, 2 showers (one with a tub/one walk in)
-sitting room, kitchen (2 fridges/freezers), washer/dryer, dishwasher, garden, & storage room (we mainly use it for suitcases, self-tape equipment, etc)
-3 minute walk to Woodside Park station (Northern Line - 30 minutes to TCR & King’s Cross)
-8 minute walk to a high street with tons of shops, pubs, charity shops
-the area is super residential with mostly families, and we’re even pretty close to the Woodside Park nature reserve (I go on runs there sometimes and come across all kinds of horses/cows/other magical creatures)
-All rooms come with a bed frame/mattress, and each has varying levels of other furniture pieces left by previous tenants that can easily be swapped around depending on what you need
-while each room is priced by size, we split the deposit evenly at £868
-bills are not included (council tax is 57, wifi is 9.20, and electric/water combined tends to range from 30-50, depending on the time of year)
-benefits are not accepted, and if you cannot individually pass the income requirement, you will need a UK guarantor (unfortunately they are quite strict about the guarantor being uk based and do not allow lumpsum payments to circumvent this)
-you will be signing onto a new contract to begin officially may 1st (with possibility to move into the room a few weeks earlier as a sublet)
-the agents only need notice/the name of the person taking over your tenancy a month in advance if you need to leave for any reason
