Hello!

My name is Gary and I’m looking to rent out the spare room in my top floor apartment which is situated within the newbuild Trinity Walk Housing development. I’ve included all the information which I thought you might like to know below, but in the event you need any other information or have any questions please do drop me a message! :)

I am also happy to arrange for you to come and have a look at the room/my flat

The room
- Double bed (divan style with 2 storage drawers underneath)
- Ensuite bathroom with toilet and shower
- Desk (happy to consider getting a larger desk if you need - this would obviously be at my expense)
- There is currently no chair but I want you to have a say on what chair I buy.
- I am also happy to discuss purchasing further clothes storage if needed (also at my expense)
- large balcony (see pictures)

The flat includes access to:
- Fast WiFi (150mbs upload)
- Kitchen (with fridge/freezer, oven, electric hob, microwave, kettle, toaster, blender, sink, pots and pans, plates/bowls/cutlery etc)
- Washing machine & drying rack
- Iron & ironing board
- Hairdryer
- Dishwasher
- Cleaning robot (to hoover the floor) & mop
- Printer
- TV with Amazon prime and TV licence (so access to BBC IPlayer etc) - happy to consider adding other streaming services if of interest
- Top floor apartment so no noisy neighbours above - I’ve resisted the temptation to label this a penthouse as I think that’s a stretch…! (And yes…there is an elevator!)
- As it’s a new build (I am the first occupant and have lived here for just over 2 years) the flat is well insulated and stays warm throughout the winter.
- A concierge (for when packages are delivered and you are not home)
- intercom system with integrated camera (eg for delivery of packages)
- access to a gated garden area for residents only
- The flat is also relatively secure - you need a fob to get through the first two doors on the ground floor, and you cannot go up in the lift without the fob to your specific floor.

The location
- 10 mins walk from Woolwich Elizabeth line station (9 mins to Canary Wharf, 14 mins to Liverpool st)
- 7 mins from Woolwich Arsenal DLR (27 mins to Bank, 20 mins to Stratford)
- 7 mins from Woolwich Arsenal overground (23 mins to London Bridge)
- There is a bus stop a minute away that goes to Lewisham, Greenwich and Central London.
- 4 mins walk from Tesco extra (there is also an M&S right next to the Elizabeth line station, a Lidl & Sainsbury’s 10 mins walk away near the main high street)
- 12 mins walk from the royal arsenal/Thames river which often hosts various events, street food market etc and has 2 gastropubs (dial arch and guard house)
- gym-wise, there is an anytime fitness underneath the Tesco extra, and a puregym next to the Elizabeth line station. There is a also new leisure centre currently being built right next to the overground station which will include a swimming pool, gym, spa, squash courts etc (not actually sure when it will be completed though…!)

About me:
- I work in financial services and WFH 2/3 times a week in my bedroom
- I work relatively long hours (nothing crazy). I’m a big foodie so when I’m not working, I love cooking and eating out. I also enjoy relaxing in front of the TV (pretty easy going in terms of what to watch, sports, films, series etc). I also have a games console which I rarely use but you are more than welcome to if you wish.
- I also used to love playing various sports (football, tennis, squash etc,) but a squash injury put an end to that and I am confined to watching on the sidelines/on TV…!

Bills
- £1,250 pcm inclusive of all bills (electricity, broadband, heating, water, council tax, service charge etc)

Duration/availability
- room is available from now and I can be flexible in terms of length of term
- I am also happy to consider folks that only want to stay a few days of the week (eg that work in London but have another residence further afield)
