Lovely double room to rent, just off lark lane

I am 24 y/o Med Student currently going in my 4th year. I live with my friend Elise (22 y/o, also a medic) who is doing a masters this year. We are looking for a housemate to move in starting mid september.

We live in a first floor flat just off Lark Lane. The room that is a available has a double bed, wardrobe, clothes rail and desk/cupboard area. I am looking to get it repainted in the next couple of weeks so it would be fresh when someone moves in (and am willing to chat regarding colours if you did want to move, as ultimately it will be your space). There is a big living room with TV/record player/dining table as well as a shared garden and balcony. Rent is 375pcm not including bills, and I'll require a deposit of 100 as I am the landlord (so any damages I will have to repair). We split bills evenly three ways. The room gets plenty of light - I can send pictures / arrange a viewing if you're interested.

Elise and I shop for food/cook together and ideally would want someone who could join into this way of living. We are working on improving the garden and want to build a pond and raised bed this coming year (if you any skills/enthusiasm in this area, that would be great!)

A bit more about me/ the house.. I run, practise yoga, love cooking and music, surfing and playing volleyball. Our home is very important to us both and we are pretty low key. I like to go out for a drink / pubs / club / gigs every now and then, and we have mates over for dinner, but with our course it can be very demanding and a chilled home environment is important to support that.
