Description
Spacious and fully furnished spare room available immediately in an ideal location in the Lark Lane / Aigburth area. Advantages include:
📍**Fantastic location.** 2 minute walk from Lark and Sefton park either direction. 3 minute walk to 82 bus stop to take you into town. 5 minute walk from a large Tesco supermarket and 8 minute walk to St. Michael’s train station. Despite the closeness to Lark Lane, the street is also incredibly quiet and only has residential houses.
🛀 **Personal bathroom**. The property has two bathrooms so you can have a spacious, recently refitted bathroom (which includes a bath) entirely to yourself.
👍 **Responsive live-in landlord.** No need to worry about repairs taking forever and getting left on read by absent landlords. I also live in the property so have every invested interest in keeping the place running smoothly!
🚗 **Free and Secure Parking.** The property has an electronic gate for secure off-street parking at no additional cost. Additionally, there is also lots of on-street parking on a really quiet road if you ever have friends visiting.
🍳 **Spacious Kitchen**. Huge open-plan kitchen including massive counter space and all appliances included. The kitchen also lets in loads of light so it’s ideal for growing herbs for cooking.
🛋️ **Comfortable Shared Living Space.** Alongside the kitchen is a really nice living area with a large TV, sound system and comfortable corner sofa fitted to the space. You will be more than welcome to spend as much time in this space as you want.
🖥️ **Work from home set up.** Although the location is ideal for easy commuting into town for work, if you need to work from home there is a desk in the bedroom and plenty of wall sockets nearby. You are also welcome to install anything you need for a home office on the wall as long as you ask first.
📦 **Brand New Furniture and Built-in Storage.** The bedroom contains a spacious wardrobe, bedside table, double bookshelves and two large draws underneath the bed, so you will have plenty of options to store your clothes and personal belongings. All the furniture except the bookshelves are brand new. Additionally, if you need to expand further (for example if you shelving put on the walls) I'm happy to discuss. I love DIY and want all the rooms to be as functional and comfortable as possible, so I don't mind chipping in to help with that.
💷 **Bills Included.** The price you see here includes all bills, so don’t expect any hidden fees or increases after you’ve viewed the property.
📅 **Immediate Availability.** The room is set up and ready for anyone to move in straight away.
### A bit about me
My name’s Matt and I’m a 24 year old history teacher at a local secondary school. I moved to Liverpool last September and have fallen in love with the city, enough to buy a flat here! I spend all of my weekdays working at the school so if you work from home I won’t be in to disturb you. I’m a big fan of music, love seeing gigs and play the saxophone in a local jazz band. I also skateboard and go to the gym so I am out most evenings doing some type of exercise. I’m pretty extroverted and outgoing, and enjoy socialising with other people and hosting people. I’m a keen cook too, and more than happy to share anything I make for dinner.
### What am I looking for in a roommate?
Because you’d be moving in to the shared living space, it’s important that we get along. I’m quite an easy-going guy but there are some things I want to avoid bringing into my home. My ideal roommate would be male, 21-30 with a professional job. I have to be up quite early on the weekdays to get to work, so someone who’s expecting to come and go and make a lot of noise at night is not what I’m looking for. If you’re from Liverpool or have lived here a while that’s a big plus, because I’m still learning about the city and want to know about everyone’s favourite places. Finally, someone who’s really introverted and not wanting to have a chat in the kitchen isn’t ideal. Although I respect everyone’s privacy and mood and don’t expect to be attached at the hip, in general I’m looking for a flatmate who I can get on with and become mates. Someone who’s down to watch a TV series together, share their interests and music or go out for a pint on Lark Lane on a causal evening would be perfect! Anyone looking to let will need to view the property first, so that can be an opportunity to get to know one another and decide if we’d be a good fit to live with each other.
Don’t worry if you don’t fit all of these criteria! These are just my rough preferences - if you’re unsure just go ahead and send an enquiry and we can talk it over.
