It is a lovely single, comfortable room. Bed next to a radiator and a bright window, with a tall wardrobe and a computer desk with a chair. Clean carpet, machine washed. Clean essential bedding.
Very clean place, Central heating house, with shared restroom and kitchen. Clean-as-you-go house rule.
The person must have a mature mindset (right attitude), be responsible, hygienic, clean, tidy, and a working professional.
There is a contract to read and for you and your Guarantor to sign, to protect us, you, and the property.
The registered Landlord has a legal obligation to verify your proof of ID and legal status.
> Professional behaviour, no parties, no disturbers, no drunks or ruddy persons. No late guests or overnight stays by friends or non-residents, please. Clean as you go, and leave the space tidy.

1. Are you happy to go through a 3-step interview process?
(1. questionnaire, 2. phone chat and property, 3. Think about it for at least 24 hrs, sign a legally binding Contract, make payment and move in.
2. Did you read and have any questions concerning the ad? (If so, which point?)
3. When do you need the room? (Give a brief explanation of your situation for us to understand why you are moving.)
4. How long do you need the contract for? (approximately)
5. Do you have a guarantor? (Exemption if you are in full-time employment)
6. What is your work or study? (Either way, need proof)
7. Do you have a photo ID, driving license, or passport? (We must see the original and keep a digital copy.)
8. Do you have the right to stay /work in the UK? (If on a Visa, when does it expire?)
9. Proof of your current residence? (a bank statement showing your name and address, or a tax or council paper no more than a month old, not a driving license).
10. Details of your current Landlord’s place of residence? (proof is needed).
11. Do you understand there is a contract to sign?
12. Person has to pay and stay, 3 weeks in advance, give 1 month's notice, leave the place clean and as of when you first moved in.
