We are 2 professional women ( doctor and zoology grad) in our twenties looking for 2 other cheerful considerate women to share our warm comfortable clean well organised non smoking and quiet house near Anfield stadium.

It has a well decorated modern interior with 4 bedrooms and 3 bathrooms. It’s a traditional brick terraced house in Rockfield Road, close to beautiful Stanley Park and Liverpool FC , Anfield . It’s on a bus route to the centre and has free residents parking .

Two rooms are available : one en suite, for £600 (photo 6 and 7) 1st floor front and £500 pcm , ( photo 10 ) 1st floor rear. ( includes all bills and cleaner) to join us in a house share. All bedrooms have generous wardrobes , bedside tables, bedside lighting, new mattresses, desk/vanity unit and chair, with blinds and black out curtains. The extensive ground floor has a large lounge , large modern open plan kitchen diner and leads on to a patio garden.

As existing tenants we have decided we want to share with women. We will meet and agree potential tenants before a contract is offered by our landlord Sue. This complies with anti discrimination legislation.

Sue is the live out owner/ landlady and will take your details to start with and check references and documents and arrange individual Assured Shorthold tenancies with deposit protection for ideally a minimum of one year. 6 months may also be considered, at a higher rent.

In all cases you will be asked to meet up with both of us one evening or weekend to agree suitability.

The shared house operates on a trust basis.

There is a monitored house alarm linked to police . All key-holders have an alarm fob.

Free on street residents parking is available, with a Liverpool
City Council resident’s permit. Buses 17, 19, 27, and 25 minutes to city centre.

Spacious open plan ground floor living dining and kitchen leading out on to well tended patio garden.

Although very close to the stadium the house is very quiet with triple glazing . Match day fans are well behaved , with limited access to Rockfield Road and with good crowd management by police. All parking is restricted to residents’ parking with match day car entry strictly controlled to protect residents’ access.

We’re looking for responsible, considerate , clean and tidy non smoking house mates who do their share, communicate well and are comfortable with a house share. Working professionals or mature students are welcome.

Elegant bright decoration -Oak floors , white and grey blue walls and smart furnishing. Rent includes all bills including bi/weekly cleaner for common parts. Living room has huge TV with Netflix, leather sofas, Middle room has desk and typist chair.

Huge eat in kitchen with American style fridge freezer, cooker, microwave, induction hob, dishwasher, washer/drier, taoster, kettle,. glasses, plain white crockery, stainless cutlery, pots and pans, casseroles and cooking utensils. Kitchen table and seats for 4-8.

All bedrooms have double or king size beds with high quality clean memory foam mattresses, bedside tables, large wardrobes with shelves, and desk/vanity table. Larger rooms have comfortable armchair. All have TV sockets..

A family bathroom with bath shared by the 2 double rooms plus 2 other en suite shower rooms in, or attached to king size bedrooms. Guest WC and handbasin on the ground floor.

Patio garden with planted flower bed, gets sun in the afternoon. Small table and chairs. Great for Summer. BBQ s

All bills included, including cleaner for common parts every fortnight, Council tax band A and EPC C rating. Triple glazed windows and doors. Well insulated .Warm and quiet.

Sue has a trusted British Gas repair and emergency contract, electrician and handyman and decorator for any repairs.

Visitor permit also already available .
