1 Double en-suite room within this 9 bed house have become available and will be ready for End October. The house has 9 rooms, a communal living area and Kitchen. Each room has its own bathroom, so there is no sharing of bathrooms! The room is fully furnished and there are also two kitchens within the property. There is also a lounge and dining area. In the back garden there is also secure bike sheds purposely built to store bikes.!
LOCATION – Cumberland Avenue
Bus routes from the main road (Ullet Road) is two-minute walk from the house and take you straight to Liverpool One in 15 minutes. Princes park, Sefton park and lark lane are all within a 5 minute walk making the area absolutely ideal.
ASDA Superstore is just a 3 minute walk from the property as well as a late night off licence situated on Smithdown road.
There are plenty of takeaways, pubs and takeaways close by.
HOUSE MATES
Now rooms focuses on professional tenants or mature students and we try to keep the age range within the house all similar. We welcome all backgrounds so please do not hesitate to get more information on the houses. Due to GDPR we are limited in letting prospective tenants know the details of who exactly lives here but we do our best to match our tenants to the right property through our application process.

VIEWING PROCESS
To book a viewing, please message us directly here on Spareroom and complete the enquiry form with more details. This is to help us make sure we are locating the best properties for you in case this property has already been reserved. You’ll then be contacted by our sales agent to organise a viewing. We offer viewings on weekdays between 1-6pm and Saturdays 3-5pm, we are unable to do same day viewings and ask for a min of 24 hours to arrange one for you.
RESERVATION PROCESS
To reserve a room either after viewing virtually or in person, we require a £50 holding fee. This secures your room and will begin the process for move in. Depending on tenants’ individual circumstance we might need 2 of the following: Employment reference, Landlord Reference, Character reference, Bank statements. Please speak to our friendly lettings team to confirm the application requirements. In some instances, we may also conduct a credit check.
MOVING IN
Move in can be done the same week if all the application process is complete and the room is vacant. Pro rata rent is payable depending on the date you move in. We collect all rents on the 1st of every month. Your deposit is registered with DPS and refunded when you leave providing your tenancy terms have been completed. Our contracts are for 6 months and then they enter into a monthly rolling one.
