THE HOUSE
The house has 6 rooms, a communal living area and Kitchen. The house is fully furnished and also has some shared kitchen equipment such plates, cutlery etc so all you need is literally yourself and your suitcase! There is a small yard to the rear and parking is on street.

LOCATION – Kensington
The house is located just a stones throw away from all of LJMU and Uni of Liverpool buildings. The royal hospital is also walkable in around 15 minutes (Depending how long your legs are). Bus routes from the main road (Kensington road and Holt road) are two-minute walk from the house and take you straight to Liverpool One in 10 minutes. Edge Hill train station is a 20-minute walk and has good links between town and towards Liverpool South Parkway.

HOUSE MATES
Now rooms focuses on professional tenants or mature students and we try to keep the age range within the house all similar. We welcome all backgrounds so please do not hesitate to get more information on the houses. Due to GDPR we are limited in letting prospective tenants know the details of who exactly lives here but we do our best to match our tenants to the right property through our application process.

In this house we currently have 2 females and 2 males all working and between the ages of 21 and 35.

VIEWING PROCESS
To book a viewing, please message us directly here on Spareroom. From there you will be asked to fill an and complete the enquiry form with more details. This is to help us make sure we are locating the best properties for you in case this property has already been reserved. You’ll then be contacted by our sales agent to organise a viewing. We offer viewings on weekdays between 1-6pm and Saturdays 3-5pm, we are unable to do same day viewings and ask for a min of 24 hours to arrange one for you.

PROCESS
To reserve a room either after viewing virtually or in person, we require a £50 holding fee. This secures your room and will begin the process for move in. Depending on tenants’ individual circumstance we might need 2 of the following: Employment reference, Landlord Reference, Character reference, Bank statements. This all depends on a tenant’s circumstance so please speak to our friendly lettings team to clarify what you might need. We also might request to do a credit check.

MOVING IN
Move in can be done the same week if all the application process is complete and the room is vacant. Pro rata rent is payable depending on the date you move in. We collect all rents on the 1st of every month. Your deposit is registered with DPS and refunded when you leave providing your tenancy terms have been completed. Our contracts are for 6 months and then they enter into a monthly rolling one.
