• Excellent Transport Links: Less than 30 minutes to the City Centre via excellent, nearby bus links. The Bus 14 is just a 2-minute walk away, also served by the 19, 61, 62, and 81 routes.
• Amenities Galore: Everything you need is within easy reach: grocery stores, shops, post office, GP, pharmacy, a gym with classes, indoor badminton court, and a swimming pool with sauna!
• Parks: Norris Green Park is a pleasant 10-15 minute walk away—perfect for a stroll!
🐾 Small Pet Policy
I understand pets are family! A small, quiet pet (cat or small dog) may be considered, subject to a meet-and-greet with Kobi to ensure they get along, and an additional fee of £50 per month to cover potential extra cleaning/wear and tear.
🛑 The Ideal Housemate will:
This opportunity is for someone who values quality, space, and a premium living experience over a budget option. We are seeking someone who is:
• Tidy & Professional: Generally out of the house during the day (studying/working outside of the home). This ensures we both have dedicated personal and private time in the house.
• An Animal Lover! Kobi is a big part of my life, and I need someone happy to live with a small, lively dog.
• Non-Smoking and respectful of a quiet, peaceful home environment.
• Respectful of Shared Spaces: We must respect each other’s belongings and preferences in the shared areas (a must!).
📄 Application Requirements (Two Options)
To ensure a secure and reliable arrangement, all prospective lodgers must meet the requirements in ONE of the following two options:
Option A: Standard Financial Vetting
1. Proof of Income & Employment: Provision of the last 3 months of payslips and a satisfactory employment reference confirming your current role.
2. Security Deposit: A standard deposit equivalent to 1 month's rent (£700).
3. Reference: A satisfactory personal or previous landlord reference confirming reliability and character.
Option B: Advance Rent Payment
1. Initial Advance Rent Payment: You must pay the first month's rent PLUS one extra month of rent in advance (Total payment upon signing: 2 months' rent). This second month acts as a perpetual buffer.
2. Deposit: A standard security deposit equivalent to 1 month's rent (£700).
3. References: A satisfactory personal or previous landlord reference confirming reliability and character.
