🐶The Co-Therapist: Kobi! My dog, Kobi, is incredibly sweet, gentle, and lovable. He is genuinely therapeutic and will be sure to brighten your day and make you feel instantly at home.

🐾 Small Pet Policy
Small, quiet pets (cat or small dog) may be considered, subject to a meet-and-greet with Kobi to ensure they get along, and an additional fee of \text{£50} per month to cover potential extra cleaning/wear and tear.

🔑 Application Requirements & Next Steps
We are seeking a Tidy & Professional Animal Lover who is Non-Smoking and respectful of shared spaces.

Availability: Available 05 Jan 2026. Short lets considered.

To ensure a secure and reliable arrangement, all prospective lodgers must meet the requirements in ONE of the following two options:

Option A: Standard Financial Vetting
1. Proof of Income & Employment: Provision of the last 3 months of payslips / bank statements and a satisfactory employment reference confirming your current role.
2. Deposit: A standard security deposit of £340
3. References: A satisfactory personal or previous landlord reference confirming reliability and character.

Option B: Advance Rent Payment
1. Initial Advance Rent Payment: You must pay the first month's rent PLUS one extra month of rent in advance (Total payment upon signing: 2 months' rent). This second month acts as a perpetual buffer.
2. Deposit: A standard security deposit of £340
3. References: A satisfactory personal or previous landlord reference confirming reliability and character.
