Double room available in 3 bed house Allerton Road

Hi! We're sisters Ella and Sian and we're looking for someone to join our 4 bed semi-detached house off Allerton Road.

We're based in L18, next to Penny Lane and Allerton Road. It's a 15 mins walk to two gorgeous parks, 5 mins to Smithdown road, and 20 mins into the city, and buses are really frequent or it's 15 mins walk to Mossley Hill train station. There's so many lovely pubs and cafes on our doorstep.

We've rented the house for a year and we love it - it's an old house with loads of character, natural light, high ceilings, and it was recently renovated so everything is new and modern.

- A large living room
- A large open plan kitchen with island and dining area - lots of storage
- 1.5 bathrooms
- A cute garden
- A spare bedroom which we also use for storage, or you can use to work from home if needed.
- 3 double bedrooms
- There's on-road parking outside
- It's a peaceful, safe area and we like to keep the house really tidy and clean

We're sisters - I'm 29 and Sian is 25. I work 3 days a week in Manchester at a creative agency and Sian is a civil servant who mostly works from home. We love music and going to gigs or festivals. We've both travelled and like getting away to explore new cultures. In the week, we're pretty quiet with going to work, the gym, yoga or watching films and TV series. On the weekend, we like going for a walk, trying new foodie spots or watching the football. We like going to the pub and enjoy a night out, but the house is generally quiet, we don't often have parties - maybe for a birthday or occasion etc. We're both single so we don't have boyfriends staying.

Our friend is moving out so we have a spare double bedroom that we'd love someone to join. What we're looking for:
- Working professional
- Female, aged 24-33
- Someone who is clean, tidy and fairly quiet
- I furnished the house but you will need to bring your own bedroom furniture like a mattress drawers (there is a clothing rail and bed frame to use). There's some space in the house for you to bring your own furniture too and loads of storage
- £680 per month for rent including bills/broadband - I manage all of this so you just need to pay me each month
- Move in available from 18th July
- We're really happy to be social and become friends, but we can give you your own privacy and also like our own space
- Our tenancy is on a rolling contract - probably looking to stay in the house for another 6-12 months but can be flexible on this
- The house is non-smoking and we don't have pets
