The Room:
A beautiful light and spacious room in a cosy and friendly home. Room has been freshly decorated in the last couple of years and features king size double bed, ornamental fireplace, 2 double glazed windows with shutters, wool carpet and furnishings as shown. The room is east facing receiving morning to midday sunshine.

***If you are a full time student rent is reduced to £425 a month due to Council tax adjustments***

About us:
We are 2 females, one professional 33 who owns the house but will be living abroad through the summer and 1 PHD student 26. We like films, yoga, art, roller derby, music, rock climbing, animals, baking, breakfast in the garden and generally balancing working hard with living gently and comfortably. We keep a clean and cosy house and are considerate easy going people who are respectful of others. We share a good deal of giggling and interesting conversation and seek a like minded lodger to join the household. We welcome a professional or post-graduate female. Pets can be considered.

We share:
- 2 reception rooms
- fully equipped kitchen (including washing machine and dishwasher)
- bathroom (with bath and shower)
- yarden (with outdoor seating and veg growing opportunities)

A study room is also available for shared use if desk space is needed and a bike can be stored securely inside the house.

Parking is available in the street (no permit needed) and all adjoining streets and can usually be found right outside the house.

The Location:
The house is a mid terrace on a nice, neighbourly, safe and quiet street just off Smithdown Road and with excellent nearby bus links to the city centre, universities, Liverpool South Parkway, Liverpool Lime Street and the airport. The Women's hospital, Alder Hey Children's hospital and Broadgreen hospital are also easily accessible from this location. Home to city commute is about 20 - 25 mins by bus or bike, 10 mins by car without traffic.

Greenbank Park is at the end of the road and this leads through to Sefton Park, which leads to Otterspool Promenade and Princes Park. We are also close to Wavertree playing field and Wavertree Sports Park which houses the Liverpool Aquatics Centre, Liverpool Tennis Centre and Wavertree Athletics Centre.

Within 100m are excellent local amenities including:

Slightly further afield but within easy walking distance are Asda (x2) and Aldi and Allerton Road offers a well stocked vegan store and a wide variety of home stores, charity shops, cafes, dentists and beauticians etc. Within 10-15 mins walking there are bakeries, a great veg shop, a butchers and a fishmongers.
