Single room available / flat to share.

Hi & welcome to my add,

So I've got a single bedroom available in my two bedroom flat. I am a 'live in' landlord and I live here on my own. My girlfriend comes here now and then to see me and sometimes she stays over here for a weekend, but she's a very down to earth and the most friendly girl you will ever meet.
More about the flat:
The flat is in a very nice and quiet area of Southport (Larkspur Close) and the flat is fairly modern build. There's a private parking available and shared garden at the rear.
More about the room:
The room is quite small really, there's a single bed and a wardrobe in it, but I don't just rent out the room, I am sharing the whole flat so you don't have to lock yourself in :) There's a nice cosy living room and everything you will ever need is already here: broadband, TV, washing machine etc etc.
The room is not available just yet, as my friend gave me a long notice before he moves in to live with his girlfriend, but he said if a new person wants to move in asap then there's no problem, he will free the room for you to move in whenever you want.
I would prefer for the person to be relatively clean and tidy. I am not asking to be the tidiest person in the world as I am far from it myself, but wouldn't want to come back to the flat and find a complete mess. Most of the time I am always out the house, I leave early morning and come back late afternoon 7-8pm on weekdays and pretty much the same on weekends too so I need someone who I could trust as I have been burgled by one guy who was my lodger for two weeks.
I am asking for £280 a month only with no deposit, but it has to be the right person. All bills are included.
