I am a professional female, 38, I live alone and work full time Mon-Fri. I would be a live-in resident landlord. I’m friendly, considerate, tidy and polite. And the road is quiet with pleasant neighbours.
The house is situated in St Helens, WA10, (close to Victoria park).
I was looking to rent one double bedroom to one single professional (female preferred) lodger. I would consider a professional male also.
for £450 per month (this includes water, gas, electricity, broadband, council tax) so some bills included. But if you wanted contents insurance for your belongings or any other bills, you would need to purchase separately.
The house is in good repair, decorated, furnished,
you would have your own bathroom (large shower, toilet, sink) as I have a separate en-suite on my bedroom also so I would not use your bathroom.
there is a shared downstairs toilet
There is a shared kitchen (you’d have your own fridge and freezer - as there are 2 fridge freezers currently) and I’d be happy to give you your own cupboard space.
there is a shared washing machine, dish washer, and tumble dryer.
There is also a shared living room, dining room, and garden including patio furniture for nicer weather.
There is parking in-front of the house for up to 3 cars if you are creative… I use one space.
It’s not quite lodger ready, so would need a few small diy repairs doing before it’s ready to move into hence the feb 2025 date… but this could be flexible.
I wouldn’t want anyone to smoke indoors as I’m a non smoker. But smoking and vaping outside would be fine.
I have a dog. An old, quiet greyhound. He’s vaccinated, wormed, flea’d and groomed regularly, so he’s clean, apart from muddy paws after it rains…
And I have an adult son (20y old) who doesn’t live at home, but when he is on leave from the airforce, he comes home and would be in the house for a week or a couple of weeks at a time (Christmas break, etc)
But then he might not be back for several months, depending on his postings.
when at home he would use my ensuite bathroom.
and he has his own bedroom, that he uses for storage all year.
There is a 4th bedroom, box room, that I have converted into a home office
as I work from home occasionally in the week,
computer work and calls.
I’d like the lodger to be willing to do the reference checks recommend on the SpareRoom website:
1. ID and Reference check:

2. Basic Disclosure:
Www mygov. scot apply-for-basic-disclosure
The reference check and the basic disclosure cost about £25 each.
I’d be happy to pay for these once we agreed that you wanted the room, and I was happy with you as a lodger.
id just ask that you bring some ID with you (passport, driving licence, bank card) when you viewed the house. That way I could confirm your name etc. before spending £50 on checks.
